Hello everyone,

we have just received our building permit / planning permission. Now we need to decide which construction company and building method to choose. We are actually leaning towards separate contracts managed by our architect using solid construction (masonry).

Since we are closing a gap between buildings and our plot is only 140 sqm (1507 sq ft), site setup and material storage are not easy.

I recently contacted a local builder to see if they would be interested in the shell construction. Their first response was that due to the limited space, they would use prefabricated brick elements. The ceilings would be constructed as precast concrete slabs. They mentioned that the prefabricated elements are somewhat more expensive, but in their opinion, this is offset by the fact that site setup and logistics would be less complex. They have not provided any figures or an offer yet. We have not reached that stage.

I wanted to ask for your opinion on this. The product in question is the brick elements from Redbloc. An advantage would be that the neighbors would be least disturbed. Overall, I’m quite interested. However, as I understand it, the individual elements and corners are bonded with special adhesive, which I’m not very comfortable with at first glance.

Has anyone had experience with this?

When contracting through the architect, I would also prefer direct contracting. Prefabricated brick walls are made from the same material as traditional masonry brick-by-brick construction. Even though a crane is generally needed for the ceilings anyway, it will be in the way for a much shorter time than it would be for the entire shell construction. Therefore, I can’t really agree that this method would cause less disturbance to neighbors. The pallets with the bricks are placed on the foundation slab, and there is enough space for that; then construction continues on the next floor on the slab as well.

Ok, thanks for the assessment. What do you think are the advantages for the construction company with the prefabricated components? Or rather, I’m wondering why he wants to do it that way?

Is he faster at the next construction site?
