Hello,

we now have a plan that is already quite advanced for us. We have been considering for a long time whether to include a basement or not, as well as whether to use the attic space (see also https://www.hausbau-forum.de/threads/ausbau-dachgeschoss-bei-walmdach-als-kellerersatz.43148/).

Space needs on ground floor and upper floor: rooms should be a comfortable size without being excessive

Guest stays per year: 10-15 times for 2-3 days

Conservative or modern design: I would say a mix; in any case, the staircase should not be in the living room

House Design
Who created the plan: a planner from a construction company
What do you particularly like? Why? We generally like the ground and upper floor because everything we wished for has been implemented
What do you dislike? Why? Placement of building services - perhaps try placing them under the stairs?
Price estimate according to architect/planner: 700k
Personal price limit for the house, including equipment: 800k
Preferred heating system: geothermal

If you have to give up something, which details/extensions
-can you do without: possibly a few square meters; a big question is whether the office/fitness room above the garage makes sense or if a basement would be better
-can’t give up: own master bathroom, laundry room upstairs

Why is the design the way it is now?
We had quite clear ideas based on reviewing standard floor plans. There were some changes and tests (basement yes/no, attic use yes/no).
What makes it, in your opinion, particularly good or bad? Very good implementation of our ideas and budget

What is the most important/basic question about the floor plan summarized in 130 characters?
The approx. 30 m² (320 sq ft) room on the upper floor (office/fitness) and the larger storage room behind the garage are intended as a basement substitute. How do you like this solution with the partial overbuilding of the garage on the upper floor?

We are still considering the window in the staircase area, possibly two smaller offset windows or maybe two horizontal windows—but it will always be asymmetrical. If we remove the bathrooms from the recess, the floor plan no longer works. We will consider windows for the two bathrooms facing the front. The “over 200m² (2,150 sq ft)” is now only in the title; the actual size is currently under 200m².

Although I’m a car enthusiast and we actually have more than two cars, a double garage would never occur to me.

The garage is definitely open for discussion, but if you also want to accommodate motorcycles and bicycles, you’ll need enough space; otherwise, I’d skip the garage and just build a carport. I don’t think storage space without a basement is too large, since we don’t want to add an extra garden shed or something similar after only two years.

As for the living, dining, and kitchen area, it’s large enough for us. The question is more about how well a corner bench/stove/fireplace could potentially fit in. There hasn’t really been any feedback on that specific question yet...

Okay, thanks. If I understand correctly, the key point is that the builder also has expertise with the chosen wall construction – which goes without saying. Still, I need to have an idea of what I want and what I don’t.

A basement or storage room unfortunately often ends up being nothing more than an expensive dumping ground. I can’t recall a single move where at least half of the basement wasn’t thrown into the skip, with most of the boxes never even opened.

This is doubly absurd because with the attitude of “we have a storage room,” people sometimes end up buying unnecessary stuff on purpose. They feel the need to justify the costly storage space.

I would seriously reconsider having over 50m² (540 ft²) of storage space that can easily cost around 75,000 EUR. Just think of all the meaningful things you could do with that money...

I basically agree with you, but there isn’t anywhere near 50m² (540 ft²) of storage space. The storage room also includes a small workbench plus space for garden tools.

A new garage where I just store a metal box that can easily stand outside anyway also counts as an "expensive and largely pointless storage space" to me. 😉
