Hello,

we now have a plan that is already quite advanced for us. We have been considering for a long time whether to include a basement or not, as well as whether to use the attic space (see also https://www.hausbau-forum.de/threads/ausbau-dachgeschoss-bei-walmdach-als-kellerersatz.43148/).

Conservative or modern design: I would say a mix; in any case, the staircase should not be in the living room

House Design
Who created the plan: a planner from a construction company
What do you particularly like? Why? We generally like the ground and upper floor because everything we wished for has been implemented
What do you dislike? Why? Placement of building services - perhaps try placing them under the stairs?
Price estimate according to architect/planner: 700k
Personal price limit for the house, including equipment: 800k
Preferred heating system: geothermal

If you have to give up something, which details/extensions
-can you do without: possibly a few square meters; a big question is whether the office/fitness room above the garage makes sense or if a basement would be better
-can’t give up: own master bathroom, laundry room upstairs

Why is the design the way it is now?
We had quite clear ideas based on reviewing standard floor plans. There were some changes and tests (basement yes/no, attic use yes/no).
What makes it, in your opinion, particularly good or bad? Very good implementation of our ideas and budget

What is the most important/basic question about the floor plan summarized in 130 characters?
The approx. 30 m² (320 sq ft) room on the upper floor (office/fitness) and the larger storage room behind the garage are intended as a basement substitute. How do you like this solution with the partial overbuilding of the garage on the upper floor?

Looking at the floor plans without flipping back: is there a reason for the base dimensions? I would make the house about 50cm (20 inches) wider and shorten it by around 100cm (40 inches) in length; that would relieve a lot of pressure, for example cramped hallway situations (including doors) on the upper floor or the master bedroom. Otherwise, and I’m probably repeating myself from before, the main room is simply too dark.

Thank you very much for the feedback, yes, we have also considered that. Possibly having the bathroom door open inward could work, if it still fits with the toilet layout.

Regarding the master bedroom for elderly: we are planning the house for ourselves now and for the next 20 to 30 years, so we don’t have to "die" in this house, to put it bluntly.

Yes, we only wanted to optimize and not do a complete redesign because we like a lot of things. Both the pantry and utility room are absolutely fine in terms of size. The office/fitness room will be used more as an office, with an exercise bike as well...

The plot is a rectangle about 29m by 40.5m (95 feet by 133 feet); making it wider is definitely possible and something we are considering.

Regarding the main room: OK, thanks for your assessment. The sliding patio door will probably be extended to about 400cm (13 feet), but that’s likely it. We are optimistic that, also due to the ceiling height, it won’t be dark.

I did not criticize the size. What the client and the draftsman come up with is often no less chaotic than the pranks of Max and Moritz. Leaving the "what we like" untouched during revisions is at the core of many so-called underutilized potentials. Even with four decades of experience in home planning, I can’t guarantee that you won’t be happy with your own planning—but I can assure you that a fresh architect’s plan, with a high success rate, is definitely the better way 🙂

…this could be easily resolved by eliminating the angled wall and starting the bedroom a bit earlier near the staircase.

Well… as an architect, if I realize I have to resort to angled walls, like in tight townhouses where no more space can be created, I would rather optimize the dimensions from the start and not present something like that to the client at all.

It could also grow to 6 meters (20 feet); the overhang reduces more than 50% of the light gain, which I don’t consider sufficient at all.
