Hello,
we now have a plan that is already quite advanced for us. We have been considering for a long time whether to include a basement or not, as well as whether to use the attic space (see also https://www.hausbau-forum.de/threads/ausbau-dachgeschoss-bei-walmdach-als-kellerersatz.43148/).
Building Plan / Restrictions
Plot size: 1170 m² (0.29 acres)
Slope: no
Floor area ratio: 0.4
Floor space index: 2
Number of parking spaces: 2 garage + 1 outdoor
Number of floors: 2
Roof type: hipped roof
Style: urban villa
Orientation: southwest
Owner Requirements
Style, roof type, building type: hipped roof urban villa
Basement, floors: trying to do without a basement
Number of occupants, age: 2 adults, 1 child currently
Space needs on ground floor and upper floor: rooms should be a comfortable size without being excessive
Office: family use or home office? both
Guest stays per year: 10-15 times for 2-3 days
Open or closed architecture: open towards the garden
Conservative or modern design: I would say a mix; in any case, the staircase should not be in the living room
Open kitchen, kitchen island: kitchen with pantry, a fully freestanding island is not necessary
Number of dining seats: 6
Fireplace: yes
Balcony, roof terrace: no balcony, terrace with roof cover
Garage, carport: yes, 2 parking spaces plus motorcycle; 1 additional outdoor parking

House Design
Who created the plan: a planner from a construction company
What do you particularly like? Why? We generally like the ground and upper floor because everything we wished for has been implemented
What do you dislike? Why? Placement of building services - perhaps try placing them under the stairs?
Price estimate according to architect/planner: 700k
Personal price limit for the house, including equipment: 800k
Preferred heating system: geothermal
If you have to give up something, which details/extensions
-can you do without: possibly a few square meters; a big question is whether the office/fitness room above the garage makes sense or if a basement would be better
-can’t give up: own master bathroom, laundry room upstairs
Why is the design the way it is now?
We had quite clear ideas based on reviewing standard floor plans. There were some changes and tests (basement yes/no, attic use yes/no).
What makes it, in your opinion, particularly good or bad? Very good implementation of our ideas and budget
What is the most important/basic question about the floor plan summarized in 130 characters?
The approx. 30 m² (320 sq ft) room on the upper floor (office/fitness) and the larger storage room behind the garage are intended as a basement substitute. How do you like this solution with the partial overbuilding of the garage on the upper floor?

I don’t find it perfect, but it’s better than some other plans. What I would change:
1. The door in the main bathroom hits the toilet user’s knees. That causes bumps. However, there’s no quick fix.
2. A fully glass roof for the terrace with an under-roof awning. That way, the kitchen won’t get too dark.
3. The pantry entrance shouldn’t be through the kitchen cabinets (not entirely clear how it’s planned now).Thank you for the feedback; a few percentage points are always subjective…
1: That’s true, maybe better as proposed by ypg. I’m also considering adding half a meter (approximately 20 inches) of width overall to get more space, especially in the bathrooms.
2: We actually prefer a solid roof cover but are still looking into other options like a bioclimatic pergola. Glass is almost certainly out because glass roofs tend to get dirty quickly. We currently have issues with pollen, Sahara dust, etc.
3: This will still be planned in detail, but we like the idea, possibly with a regular door as well.

Something like this? Plus 2 to 3 filler words… Thank you, yes that looks good, especially for the children's bathroom. As mentioned earlier, everything might need to be about half a meter (1.6 feet) wider so the bathrooms can be planned properly.
Or like this: windows in the corner, where they also are on the opposite side. It creates a nice large shower, and toilets don’t always have to be hidden. This is a new trend and certainly fits well in a spa bathroom. By the way, I think 7.8 sqm (84 sq ft) for a shower bathroom is not small. The idea in the master bathroom from @ypg is great; I would do it that way. Then it really is spacious enough, in my opinion.
Hello, after some time I would like to share the current status with you. During the summer, we took the time pressure off the planning process to observe developments in the construction sector. It now seems that it is possible to communicate on equal terms with the contractors, rather than just being in a submissive position. Therefore, we now want to finally complete the planning.
In the meantime, we have made some changes, mainly reducing the surface area. Since this forum always provides very constructive suggestions, I would appreciate feedback on the current plan.
We are still particularly concerned about the following points:
- Dining table with a corner bench along the wall (instead of freestanding) combined with the stove; however, we have not come up with a good solution yet.
- In general, the position of the stove/fireplace – currently it is still in an inconvenient spot in a child’s bedroom on the first floor.

I think I’ve probably already marked the fortress-like walls with a question mark, and I assume my views on the so-called “senior bedroom” are also well known. The pantry, fitness room, and utility room feel to me like “leftover floor plan spaces with room labels added,” and overall I see this more as a patch than a relaunch—more or less a desperate circling around the original draft :-(
