Hello everyone,

we have an unusual plot of land and are unsure where to place the house, driveway, and carport. Later on, a garden shed for the lawn mower, bicycles, and other items will be added. The exterior dimensions of the house are 11.60 m x 9.60 m (38 ft x 31.5 ft). I have attached the surveyor’s plan, the floor plans, and a visualization of how we imagine it. The zoning plan includes no significant restrictions except: "Covered parking spaces, garages, and auxiliary buildings are not permitted beyond a building depth of 3 m (10 ft)." The two pine trees on the north side can be cut down. About the neighbors: to the east, there is a bungalow. The plot directly adjacent to the north is accessed via the driveway on the west. The first wider section is a turning area for the fire department. The driveway belongs to the rear plot, which currently has no house. The street to the south is a dead-end; we are the second-to-last plot.

A brief explanation of our visualization: we planned the utility room (HTR) as a side entrance/mudroom, with the carport attached next to it, starting at the height of the utility room and extending further in depth beyond the house, with access to the rear. We would place the terrace all around the southwest side. However, we are open to completely different suggestions and look forward to your feedback. Thank you very much!

In my opinion, your site sketches are a bit difficult to interpret, especially since you orient them differently in each image. Ideally, all of them should be aligned consistently to the north.

I find this wording from the authority amusing:

At first, I thought it meant that buildings cannot be deeper than 3m (10 feet), which would be something new. 😀
I guess they mean that no outbuildings are allowed within the setback zones. If that’s the case, please confirm. Or is it only about the road setback?

That brings me to the first question: Your very long driveway (about 30m (100 feet)???) runs along the property boundary and ends in a carport that is (vertically) not allowed? Or is an actual boundary construction permitted on the east side, even for non-privileged buildings?
I assume that the northern property’s access (apart from the fire department turnaround) is not public, right?

Thank you for your reply. Attached are all the plans oriented with north at the top.

By building depth, we mean the first 3 m (10 feet) from the street side. No parking spaces, garages, or accessory structures are allowed there. This corresponds to the typical local style. However, our neighbor has a carport directly at the street, but a different zoning plan applies there.

Boundary construction for parking spaces, including driveways, garages, and accessory buildings, is otherwise permitted as long as a total length of 15 m (49 feet) and a length of 9 m (30 feet) along any single property boundary is not exceeded. The northern property’s access road is not public, and the fire department’s turning area also legally belongs to the northern property through an easement.

Hmm, basically fine. However, due to the long driveway, I feel there is still a lot of potential for improvement. Have you ever tried positioning the house along the opposite property boundary so that the currently east-facing side opens more towards the south? This way, access could be planned there, and as a result, the parking spaces could be shifted more towards the southeast.

I’ve sketched it out as I understood it. I’m not sure which “other property boundary” is meant. Does this look correct?

I would mainly say: a multiply envy-inducing, unproblematically buildable one. Virtually the opposite of what @Oakland has 🙂

Well, the dilemma here really comes at you full force, yet I read

as an indication of a possibly unfavorable "planning" approach. Even if you have here the easiest-to-maintain building envelope—and the nicest usage template!—in the entire forum (at least in the five and a half years I have been following it), floor plan design before siting is never advisable. You move, shift, and rotate a concept or at most a preliminary draft, but not a design with largely fixed dimensions anymore. In this respect, I fear you might even be "planning" with a builder’s “architect” aka drafting clerk.
