I am new here and haven’t been able to find anything through the forum search. I hope someone can help me with the following issue:
I bought a house from Helma, or rather had a new one built. Apart from a few exceptions, I’ve been relatively satisfied so far. However, the final handover is now scheduled, even though the photovoltaic system is not yet connected and the battery storage has not been delivered. The site manager also couldn’t give me a completion date. Since I have already terminated my current rental, I definitely need to move out this month.
What should I do now? Should I postpone the handover indefinitely until everything is installed? Should I go ahead with the handover and document all defects? And how should Helma compensate me (since I cannot use the photovoltaic system and battery storage yet, resulting in significantly higher electricity costs)?
Is there anyone here with experience in this?

HilfeHilfe5 Sep 2022 08:53What exactly do you mean by significantly higher electricity costs? Do you know how much you could potentially save with the photovoltaic system? If so, take that information to the home builder.
You will still have to pay rent and electricity in the old house anyway 🙂
Otherwise, hire an expert to assist you during the handover.

If they ordered it on time, meaning at least six months ago, I believe you should be glad that everything worked out so well and you can move in. Others are still waiting for their heat pump and therefore cannot move in.
Your builder cannot be held responsible for the current delivery situation. You can check around this forum to see how long others have been waiting for their storage tanks.
Therefore, I would recommend accepting the house excluding the system.

Therefore, I would suggest accepting the house excluding the system. Delivery difficulties do not constitute force majeure.
However, I would also accept the house, note the missing system as a defect, and move in. Whether you later decide to claim damages is something you can still consider.
