ᐅ House Construction: Prefabricated House or Solid (Masonry) House? Experiences and Price Range

Hello everyone,
We have been looking into the topic of building a house for several months now. Unfortunately, we are quite new to this field and are not familiar with all the details. Of course, we have read a lot and searched online, but you often come across different information, especially older and not so up-to-date sources.
We have a plot of land in the city that we are considering. It is about 830 m2 (0.2 acres) including partial utility connections. The cost of the plot is 130,000 euros, and of course, you need to add property transfer tax, notary fees, and land registry costs (anything else we might be forgetting?). Since the plot only has partial utility connections, all the connections are apparently in front of the street because the land was subdivided. So, naturally, there will be additional development costs; we estimate around 10,000 euros. Overall, we would be looking at about 150,000 euros for the land, which is fine so far.
Now comes the house. We are leaning more towards a prefab house since a custom architect-designed home requires a lot of work, right? I have, of course, checked out several providers, and the prices are always quite attractive. We are assuming a 150 m2 (1,615 square feet) prefab house, which shows a price of 380,000 euros including all the services the provider offers. This is assuming a turnkey package. What other costs should we expect? I assume garage and landscaping are obvious extras, but are there other expenses we should factor in? Perhaps someone here has experience with this kind of build and could help us.
We would like to have a rough estimate to see if many additional costs might come up since, otherwise, the total would exceed 600,000 euros for a 150 m2 prefab house, which seems a bit unclear to me.

You can go for Renault (Heinz von Heiden, Town & Country, etc.) and choose certain extras, yet still have a good and affordable option compared to Audi, Mercedes, Porsche, etc., where you pay more for a similar level of equipment in the end.

The city villa from Heinz von Heiden is supposedly priced at 250,000 euros, and below it says: Energy efficiency 50, wall-integrated electric aluminum roller shutters, triple glazing with thermal insulation, controlled ventilation system, underfloor heating with individual room control!!
So, I assume that this price of 250,000 euros includes the entire scope, including the foundation slab. AND NOW here is the point that interests me. The additional costs that will then come up for someone. The features I mentioned—I don’t know their price at all, of course you have to adjust those to your budget, that’s clear.
If I understand correctly, I pay 250,000 euros for this house and the included services listed there.
The next question then is: what else comes on top? Electricians? Painters? Tilers? Garden landscaping? Garage? All the things I just listed. And that’s exactly what this is about—questioning the costs so you can even consider moving forward, not because I want everything at any cost.

It had nothing inside, not even electric roller shutters. I then asked the gentleman what I should expect to pay, and he said 520,000 euros without the land. So I’m a bit confused about this price for a house that didn’t even meet the standard.

The foundation slab is included. (Which, by the way, often costs extra elsewhere and is then stated as “price from top of foundation slab,” meaning the house is placed on an existing slab.)
The price includes the features you mentioned. The electrician is, of course, included with a certain number of outlets, switches, light fixtures, distribution board, satellite cable, and possibly some LAN connections. Outlets/switches/light fixtures can be placed as you wish. Socket for the stove, washing machine, dryer, and dishwasher are included. If you need more, you arrange this directly with the electrician, who will provide you with a quote. Painting is always extra—unless it is explicitly stated as included or offered as part of a package at a specific price.
Tiling is included with certain specifications, for example, guest bathroom and main bathroom, and possibly a tiled backsplash in the kitchen. During the selection process, you can choose tiles that are part of the package. If you want more or tiles for additional rooms, there will be extra charges. Or, as I did, you can opt out of the tiling package for a credit and arrange the tiling independently.
The garden is your responsibility. You can consult a landscaping company, do it yourself, or hire someone through a platform like MyHammer. The garage can be built by the general contractor or handled separately by an external party.
Giving exact prices is nearly impossible due to the wide range of possibilities.

Interior doors are standard as shown in the picture. Bathtub is standard, the sink was upgraded for €70 as mentioned before. Standard front door, various designs for the glass panel are available, such as centered, left, or right, or with square patterns. The standard glass in the door is clear. I chose Satinato (frosted) glass for the door and the side panel for an additional cost of about €200.
