ᐅ Architect's Cost Estimate

Hello everyone,
we are currently planning our single-family house with our architect. So far, we have felt confident. Although the architect was aware of our budget limit from the beginning, the latest cost estimate still came out higher than expected. What really makes me uneasy and worried is, for example, that he quotes only €4000 for the structural engineering including thermal insulation. All the structural engineers we asked charge according to HOAI and demand around €10,000. It seems the architect is not familiar with the actual prices.
What can we do about this? I hope the rest of the cost estimate is accurate, at least for the shell construction. I’m really concerned. What would you advise? Getting a second opinion? Or switching architects?

First of all: congratulations to the architect(s)! This is an all-around successful design; don’t let anyone tell you otherwise. I really love the bathroom in the attic; I appreciate a spacious bathroom.

The only detail you need to consider: there will be no roller shutters possible in the guest room and kitchen.

I have now calculated based on a medium standard and an air-to-water heat pump as a KfW 70 efficiency house. This comes to around EUR 320,000 for the foundation slab plus the usual suspects like floor coverings, painting work, additional construction costs, outdoor facilities, and reserves as extras.

Thank you for the estimate. It really shows how much prices can vary...
Our architect’s estimate is significantly lower, but then again, we are doing quite a bit ourselves.
We have already stumbled over costs in some areas, but he showed us invoices and completed projects at those prices. Let’s hope everything works out that way...

Your point about the roller shutters is valid; perhaps we will reconsider that. Otherwise, we feel good about the planning.
Our lifestyle is well reflected in the design. One thing we always noticed in show homes is that either only the bedroom had the walk-in closet or the bathroom was connected to it. You always have to go back through the hallway, which we definitely wanted to avoid...

Hello building expert,
we will complete the following tasks on-site:

Construction of the entire garage
Carpentry work
Installation of windows and doors
Partial electrical work
Laying the flooring
Insulation inside and outside
We have scaffolding available through family

It certainly sounds like a lot, and I believe it is, but we have an eager father-in-law with nothing to do...

The estimate is around €220,000
