ᐅ Floor Plan Ideas for the Ground Floor of a Semi-Detached House

Hello everyone,

I am looking for ideas to optimize the use of space on the ground floor of our semi-detached house currently under construction.

The floor plans show the standard versions. We would like to close off the hallway to create a small entrance area. This is a bit challenging because the staircase and the door to the boiler room are awkwardly positioned. The boiler room door can only be installed to open outwards.
We are also considering extending the wall between the stairs and the living room to create a TV corner there. However, we are unsure if this would reduce the natural light too much.
The house is oriented east-west and has interior dimensions of 5.47 m x 11.37 m (18 ft x 37 ft).
I would appreciate any ideas!

On the ground floor, only the kitchen wall can be modified or reduced in size. Adding additional walls is not a problem.
The walls next to the staircase are load-bearing.
The boiler room, staircase, cable duct, and guest toilet are fixed.
I will check about the inward-opening door in the guest toilet. If the sink fits along the "longer wall," it should be possible, although it might be a tight fit...

And yes, the window layout is quite special. Especially the gable wall. Only a door at the bottom? No window for the kitchen???

They were very particular about that. We couldn’t really have a say. Luckily, they reconsidered and at least changed the windows on the upper floor in all the houses. The inner windows of the gable wall were moved about 60cm (24 inches) outward. Unfortunately, I don’t yet have the revised floor plan.

Why does it have to be a vestibule? Honestly, I don’t see how that can be implemented effectively.
You can also save just a few centimeters (inches) from the kitchen if you choose a galley layout instead of a U-shape.
I only see the wardrobe fitting under the stairs here.

I would install a 2 m (6 ft 7 in) wardrobe immediately to the left of the entrance door. This way, you can also make use of the dead corner of the kitchen island. Along the hallway wall of the kitchen, I would then plan a row of tall cabinets only, so the wardrobe niche does not stand out. Stove and sink should be placed on the exterior wall.

I would plan a sliding door near the staircase. This way, the hallway can be separated when needed.
What is the purpose of the offset between the boiler room and the restroom?
I rarely see such an unfinished floor plan. It looks as if someone took a 1970s layout, removed a few walls, and then lost interest in planning.
