Hello everyone,

I am looking for ideas to optimize the use of space on the ground floor of our semi-detached house currently under construction.

The floor plans show the standard versions. We would like to close off the hallway to create a small entrance area. This is a bit challenging because the staircase and the door to the boiler room are awkwardly positioned. The boiler room door can only be installed to open outwards.
We are also considering extending the wall between the stairs and the living room to create a TV corner there. However, we are unsure if this would reduce the natural light too much.
The house is oriented east-west and has interior dimensions of 5.47 m x 11.37 m (18 ft x 37 ft).
I would appreciate any ideas!

How far along is the construction so that floor plan adjustments can still be made? And you do realize that the most expensive changes are the spontaneous ones made during the construction phase?

Perhaps your house has already been discussed here? In that case, a link would be helpful. Otherwise, complete plans would assist. A change in one place often has consequences elsewhere.

I assume you are buying a property from a developer. Flexibility is often more limited compared to building independently. At least, I don’t need to remind you here to coordinate with your neighbor, since it’s a semi-detached house. We can provide much better advice if you also share the plans for the other floors — mainly because of downpipes and similar elements. Regarding the basement, for example, I am uncertain: the floor plan gives the impression that there might be a staircase leading up from a basement; on the other hand, the small heating room on the ground floor and the long garage suggest there might be no basement at all. It seems the provider uses this house model both for projects with and without basements. This again suggests there may be limited flexibility.

Phew, the floor plan is pretty "bad," and adding a door to the vestibule doesn’t improve the layout at all.
  • Lighting doesn’t seem to have been a priority for the designer...
  • Has the living area been furnished on the plan yet?
  • Kitchen over 10m (33 feet) long... 🙄
  • Coat closet?
  • The bathroom door could open inward (sink on the shared wall)
  • Dining area right next to the stairs... 🙄

Thank you for the quick responses.
The ground is currently being compacted. We have until June 27th to make changes to the floor plan, which will then be implemented by the builder. We have already considered various options but have not reached a conclusive decision. There is no basement. Under the staircase on the ground floor, there will be a storage room with a door opening to the outside. The space in the middle of the stairs will be used as a shaft for cables up to the attic. This means the triangular areas on the staircase will be removed.

Such a narrow hallway.
If it really has to be a vestibule, I would install a sliding door that slides into the wall between the bathroom and the heating room.
However, the lack of a cloakroom is a major drawback. I would try to take a wall closet niche from the kitchen.
