ᐅ Floor Plan Optimization – Semi-Detached House Approximately 150 sqm

Hello everyone,

I’m new here and would appreciate your ideas. We are planning a 150 sqm (1,615 sq ft) semi-detached house and are looking for the optimal floor plan.

Development Plan/Restrictions
The building envelope is used to its full extent.

Builders’ Requirements
- As clever a floor plan as possible
- The house will be occupied by two adults and two children (4 and 6 years old)
- The ground floor and upper floor should be able to be lived in separately (aging in place)
- No overly extravagant or expensive features should be used
- Basement with a technical room is available
- Prefer architectural style and conservative construction methods
- Open kitchen, but more of a kitchen-living area. The “living/media area” should be part of the kitchen-living space

What is the most important/basic question about the floor plan in 130 characters?
- Are there better ways to use the space and are the room sizes suitable for normal use?
- Does the layout suit a family and two living units for the future?

Maybe it is an "architect," we would know if the questionnaire were filled out...

The so-called architect mentioned constantly by the OP often doesn’t actually exist, at least not as a certified architect under the HOAI regulations 😉

I am really saddened by the tone here. I asked a clearly defined question. Intentionally without much background, because that would distract from my actual question. Where the plot is located, where a garden is, how old the architect is—all of that is irrelevant to my question.

My goal was to save everyone time by not responding to things that are already decided, and to save myself from reading answers that don’t help me. It feels to me as if many here think they have to force me into what they believe is best, against my will. If that’s the case, what use are their dogmatic pieces of advice to me at all?

Looking at the floor plan like this, it seems like you should crumple up the drawing and start again.

But to properly evaluate a floor plan, you also need to know the conditions such as the plot of land, building permit / planning permission, access, parking spaces, lifestyle habits, and so on. Without this, you are just assessing a few walls rather than a complete living concept.

Hello Klein and Fein,

my tip from hard-earned experience: start with the staircase. It determines the entire floor plan. And a small note, a staircase with a landing takes up a lot of space. I would recommend a space-saving half-turn staircase.

There is no information about financing in the questionnaire. Don’t forget: interest rates are currently rising sharply. With this floor plan, you will never be able to sell the property again. You should really reconsider this project. Sometimes it is smarter to continue renting.
