ᐅ Which plots of land are the most suitable in this development area (with map)?

Good day,

a new residential area is being developed near us. The plot plan has now been published, and we are unsure which plots are most suitable. Here are a few facts:
  • We have visited the current field, which will be developed into the housing area, several times to observe the sun’s path. The residential area is surrounded on the east, south, and north sides by tall trees, which will be preserved. This means there is always shade on the plots directly adjacent to the trees, depending on the sun’s position. Specifically, the edge plots of the development receive shade depending on the time of day. Plots 8, 7, 3, and 1 are fully shaded after 3 pm.
  • The main road of the village runs along the northern edge. To the south, a footpath and a tall row of trees separate the field from the built-up plots behind it.
  • Areas marked with orange/white hatching are pedestrian paths where motor vehicles are not permitted.
  • Plots 30, 31, and 32 are planned for multi-family homes (4 units) with a maximum ridge height of 12 meters (39 feet).
  • The second construction phase shown on the plan will later be developed with townhouses and is not relevant for us.
  • The kindergarten of the village is located in the southeast.

Which plots would you prefer?

- How binding are the indicated building placements and ridge orientations?
- Are all the trees deciduous, or are there also evergreens?
- How much shade falls on the southern row during summer?
- What is your attitude towards footpaths running directly alongside the property? How heavily are they used?

The placement and ridge orientation are mandatory. Only gable roofs are permitted.

Both. This means there will be work involved with leaf removal in autumn and moss in the garden, as little sunlight reaches the properties.

Depending on the time of year, a possible garden would be completely shaded or at least partially shaded during the day. Please also see the live image. In my opinion, this appears to have been taken by Google satellite around midday.

The footpaths are mostly used by children and families going to the kindergarten or local school by bike or on foot. Overall, we do not consider this a problem.

In this case, I am more concerned about the light. Deciduous trees let through quite a bit of light in winter but provide good shade in summer. With evergreens, you have shade all year round and especially in winter due to the low sun angle.

If the properties are heavily shaded in winter, I would rather choose a plot in the second row and select 19, 25, or 15 there.

I see. Two clearly differently regulated areas, but no strict boundary lines. I interpret this as a strong indication that the drawing is more likely an excerpt from a sales brochure rather than from a zoning plan (building permit/planning permission). A proper zoning plan, including its written regulations, would also include building envelopes. The official zoning plan (including textual regulations) and its explanatory report would be helpful documents with much more definitive information. As it stands, I can’t even give a firm number here :-(

Would that be a problem for you? Do you have children yourself, or are you retired?

Personally, I would choose 20 or 21. That would make me happy, also regarding roof orientation for solar energy generation. It fits perfectly between the other plots and the main garden is nicely oriented.

By the way, this is not a plan from a building permit / planning permission or site plan – I agree with @11ant on that. However, I would be surprised if the building permit contained any major negative surprises.
