We received the following offer for our single-family home – is this quality sufficient, or should we pay extra for Q3? Or is it acceptable if Q2 is painted twice?

"All interior wall surfaces of the brick masonry will receive a skim coat of lime gypsum plaster. The walls in wet rooms will be finished with a lime-cement plaster. Corner protection strips will be installed on external edges and reveals. Movement joints will have movement profiles. Interior plaster surface quality Q2. The ceilings in the living areas will be fully and securely filled. Wall and ceiling surfaces will receive a two-coat opaque dispersion paint finish in white."

We had everything finished to Level 2 drywall standard and then decided to have the entire ceiling skim coated twice and then spray painted. It looks absolutely awesome, and I would definitely recommend it every time.

For the walls, I also recommend applying a primer coat (quartz primer) and then a second layer of textured plaster (decorative quartz). Our plasterer suggested painting another coat, but we decided not to. It already looks amazing to us.

Are you talking about a drywall partition?

A plastered wall already has the texture of the plaster itself.

No, a plastered wall. If you simply paint a plastered wall with emulsion paint, the texture remains quite rough and "bumpy" – I don’t really like that, especially not for living areas. That’s exactly what I did in the basement – and it was fine there.

Using textured plaster creates a completely different effect.

We also have Q2. After seeing it, I would actually describe it more as Q3. We want walls as smooth as a baby’s bottom. Therefore, the painter will fill, sand, apply painter’s fleece, and paint twice again. The cost for the entire bungalow, 141 sqm (including ceilings), is approximately €9,000 gross.

Local. Even one who collaborates with the general contractor. But I contacted him through a recommendation from an acquaintance :-)

Hmm, strange. I didn’t have much more living space (164m² (1765 sq ft)), but a lot more surface area to paint (600m² (6458 sq ft)). Did you leave out a lot? Especially the painter’s fleece partial service is incredibly cheap. What weight do you use?
