ᐅ Solid Wood House: Different Start Dates for Construction

Good evening dear forum members and a warm hello,

We have owned a 1400m² (15,070 sq ft) plot of land in southern Germany for over a year now. Since our first architect dropped out, we are now about to submit the building permit/planning permission application for the second time. Over the past weeks, we have been in talks with potential construction companies. Mainly regional providers, but also a general contractor (GC) offering 100% timber construction and Kaufmann Bau. What stands out is that only Kaufmann Bau still has an available date this year (09/22) for erecting the house. All other providers have quoted a timeframe of Q2/23 to Q2/24. Why is that? We wonder why this provider still has so much capacity. (We also asked Baufritz today; they are fully booked until Q2/24.)

Especially Kaufmann Bau’s online presence and their rather "aggressive" advertising strike me as somewhat odd or give a strange impression.

In terms of price, the rough estimates so far have all been around €3500/m² (about $325/sq ft). Is that realistic for a solid timber/timber frame KfW 40 house with good fittings in southern Germany?

We simply don’t know if it’s worth waiting until next year to take advantage of the KfW subsidies, or if the rising interest rates would just negate these subsidies anyway. Unfortunately, we don’t know anyone who has built with Kaufmann Bau and would appreciate hearing about any experiences.

Do you know what the price difference was in your case? Or was the Kaufmannbau offer unusually expensive?
Who did you end up building with? Also solid wood construction?

Theoretically yes – however, I think a house like this should be designed in detail by an architect. But it could definitely be built afterwards.

The offer from Kaufmann was comparable to the one from Baufritz – so rather towards the higher end of the scale. However, the standard at Baufritz is higher (meaning less need for upgrades), and any work we do ourselves is fully deducted from the purchase price. We plan to install floors, plaster, and paint walls ourselves. Kaufmann would have credited us only about one-third of the amount that Baufritz allowed as a deduction.
Because of this and the shorter distances involved, we ultimately chose Baufritz (even though that means waiting almost 2 years before moving in).

Unfortunately, we have not had a positive experience with Kaufmann Bau, even though we really like their concept.
Our construction project has not started yet due to significant additional cost demands from Kaufmann, which is probably why they currently have available capacity compared to other companies.

When it comes to solid wood, I mention Wir-Leben-Haus in this context. They are small but not only active regionally. We are satisfied. However, I cannot comment on the current delivery times or how they are handling the situation due to the volatile markets.

Oh no, that doesn’t sound very reliable. We were told that the fixed price is guaranteed for one year. Was that the case for you as well?

May I ask what the total cost of the house is? Just to get an idea regarding the 50,000 more.
