ᐅ Interpreting the zoning plan / Is it even feasible to implement?

According to the development plan, a house with 1.5 floors, a gable roof with a pitch of 24-27 degrees, and no knee wall is permitted. We are wondering how this is supposed to work. Does anyone have experience with this and a solution to offer? We actually want to build a prefabricated house, not an architect-designed house (due to cost certainty).

If no real help comes, people tend to blame others. 😉 I’m not blaming anyone else. I won’t be posting any more questions. The backlash I received was personally too harsh for me. Thanks anyway to the other users who had good intentions.

That’s why a forum exists—to seek advice anonymously. Otherwise, you could just go directly to “Hinz” or “Kunz” and ask.
That should be understandable, or at least tolerable.
The internet is much less anonymous than people think. I would never post anything here that could precisely reveal the location of our property and thus my future home (and we have owned the property for decades, so it’s not about someone taking it away). It doesn’t matter at all if someone finds that “not nice.” When assessing a development plan, the name of the building area is completely irrelevant. Some people are very cautious with their personal information online for various reasons, while others are less so. Everyone can choose how they want to handle it, but both approaches should be respected.

I will look for information/help elsewhere. That is of course your choice. But when no responses come after asking, it is quite rude. It’s a really harsh environment here.

I thought I had already cleared up this misconception: especially if a zoning plan / development plan appears obviously odd, that’s when secondary literature comes into play (the justification of the zoning plan / development plan or its amendments; sometimes even zoning plans of previously developed areas within the same municipality). Then you can check whether it would make sense (or if it would be more of a cynical suggestion that would lead the person asking the question into trouble) to consider requesting an exemption from the restrictive regulation.
