Hello house-building community,
Great idea to evaluate floor plans—I’d like to contribute mine as well 😉.
This plan was drawn by myself (based on an architect’s design).
We are considering a plot of land, but we are still “negotiating” with the local authorities :p.
No further steps have been initiated yet, so we are basically still in the concept phase.
Below are the first questions from the questionnaire that I can already answer.
I have deleted some questions; my primary concern is whether we are on the right track or if the floor plan is completely unusable 🙂.
Development plan / restrictions
Plot size = approx. 850 sqm (9,150 sq ft)
Slope = No
Number of floors = Ground floor + 1
Roof type = Gable roof 30°
Style = Modern, simple gable roof (no bay windows, etc.) / minimal roof overhang
Orientation = Gable east-west / north entrance / living areas to the south
Client requirements
Here is the wishlist:
Garage access
2x terraces / WEST = lounge or possibly barbecue area / SOUTH = dining area etc.
Currently 2 residents
Room requirements on ground floor and upper floor = see floor plan
What should go in the basement = utility room / workshop / fitness room / technical room / hobby room
Office: home office
Fireplace = No
5.1 surround sound system in the living room
Balcony, roof terrace = No
House design
Who created the design = myself, mainly based on an architect’s plan
What do you particularly like? Why? = It includes almost all our wishes
What do you not like? Why? = “Like” is not quite right; it is more uncertainty regarding the combined space of wardrobe / pantry / basement staircase
Personal budget limit for house including equipment: €650,000 (approx. $700,000) with significant DIY work
Preferred heating technology: air-to-water heat pump
If you have to give up anything, which details or expansions?
- What you can give up: maybe generally a bit large, but the southern orientation is well utilized, or will there be 3 kids? 😉
- What you cannot give up: fireplace, but it’s already omitted 🙂
What is the most important/basic question about the floor plan in 130 characters?
Basic question: Is this a good floor plan?
I have already invested a lot of time in floor plan ideas.
For example, I like a dining table placed in a corner of the house with two large windows.
However, based on all my impressions, this is the best compromise I can manage at the moment.
And one more question: is a basement necessary?

Thanks already for the great feedback. Below are my thoughts on how I arrived at everything for further discussion 🙂.
Please feel free to jump in immediately if you have a different opinion 🙂.
Budget: 880,000 €, that’s quite a statement...
I hope to create an affordable building envelope by avoiding bay windows and other extras, so we can build larger.
Corner windows are indeed more expensive than regular windows; we would implement these with steel posts in the middle and then two regular windows on each side. Does anyone have experience with this (costs and long-term durability)?
Own work contribution:
I hope – also thanks to my father – to significantly reduce costs by handling electrical planning, flooring, walls, etc., ourselves.
So, one general contractor (GC) offer for the building envelope (basement + shell construction + windows + roof structure) so that this part is completed, and then the remaining work can be contracted individually or performed by us.
Pantry / garage access:
This results from the factors of the straight staircase (important for the upper floor; I find it nicely solved) + basement access.
I would also prefer a separate pantry.
A brief note on the areas: I have included stairs, etc., in the room measurements throughout.
For example, the upper floor corridor is about 15 sqm (square meters) (160 sq ft), stairs 4 sqm (43 sq ft), and open space 3 sqm (32 sq ft).
The utility room (WIFA) is about 12 sqm (129 sq ft) plus half of the stairs, so about 2 sqm (22 sq ft), and so on...
Kitchen – storage:
Yes, this is indeed an issue. Despite 15 sqm (160 sq ft), there is little storage.
The current layout features a large corner window because the view to the south and west is undevelopable.
Another option would be to plan narrow “loophole” windows and mount cabinets above them again, but then you couldn’t look outside.
Difficult... 😀
Bathroom:
It would indeed be better to have only one door, but I really like having the dressing room directly connected to the bathroom.
The sliding door is currently also the reason for the asymmetrical dressing room 😀 (I also find it nicer symmetrical).
I hope that with the T-shaped layout (up to the ceiling) and then a “professional” sliding door, one can be a bit more relaxed if someone else is using the bathroom. So the master bath won’t always be blocked if someone has a session.
I also like solutions where the toilet and sink are in a separate room, but I haven’t come up with a fitting idea to integrate this into the floor plan yet.
I can’t fit a utility room on the upper floor anymore 🙁
Currently, two full stories are planned, and the children would each have a small ladder into their rooms, so they could additionally use the attic space separated three times.
The garage is actually quite large 😀.
With this, I want to create a windproof west terrace.
3 children’s bedrooms are possibly planned but are not really on our to-do list yet.
They would arise depending on the whole house (ground floor/upper floor).
If yes, great. If not, it becomes the utility room.

Nice floor plan! The only issue is the budget. But I’m sure you’re aware of that. Even 3,000 euros per square meter (about $3,300 per square yard) is no longer enough. Prices have really skyrocketed in the last few weeks. You should rather calculate with 3,300 euros per square meter (about $3,600 per square yard), otherwise it will be disaster. That means for
your house 200 x 3,300 euros (approximately $3,600) = 660,000 euros
your double garage = 50,000 euros (I have an offer for a carport that’s already at 35,000 euros, do you realize how crazy that is?)
your basement = 80,000 euros
plus additional costs (you can imagine, but it already breaks everything)
Better estimate a minimum of 800,000 euros (around $870,000) for your building (house, garage, basement), likely more plus extra costs. Right now, it’s a pipe dream.
