ᐅ Aligning a House on a Plot: North-South or East-West – What to Consider?

Hello everyone, we have a plot of land of 1178 m2 (12682 sq ft). We would like to build in a way that allows for a second house in the future—as an option only, without any concrete plans at this time. We are currently considering four "sketched" layouts. Our current preference is the red option, oriented north-south on the west half of the plot. We believe this would provide good natural light. Alternatively, we are also considering the green option, oriented east-west on the south half. In our opinion, the other two options don’t make much sense. If a second house were added, we would be quite "sandwiched" here.

Any thoughts on this?

Since the return on photovoltaics now mainly comes from self-consumption, I would almost suggest an east + west roof instead. However, in my experience, the selection of existing floor plans is significantly smaller for that option.

I see a nice plot of land for one house, but not so much for two houses. The reason is not the square meter area, but the nearly square shape. If you were a property developer, I would understand trying to maximize every bit of buildable space on the lot. But in this case, I would dismiss that idea right away. What might be possible in 20 or 30 years is irrelevant now.

I would probably also base the placement on the traffic density of the streets. How is it?

In my opinion, it’s already possible. You can also plan it this way right from the start.

It’s obviously better to go for a semi-detached house from the beginning.

Then you’re certainly entitled to suggest a better option. Anyone can say something is unattractive. Or even place a house in the middle, completely missing the point of the project. 😉
