ᐅ Aligning a House on a Plot: North-South or East-West – What to Consider?

Hello everyone, we have a plot of land of 1178 m2 (12682 sq ft). We would like to build in a way that allows for a second house in the future—as an option only, without any concrete plans at this time. We are currently considering four "sketched" layouts. Our current preference is the red option, oriented north-south on the west half of the plot. We believe this would provide good natural light. Alternatively, we are also considering the green option, oriented east-west on the south half. In our opinion, the other two options don’t make much sense. If a second house were added, we would be quite "sandwiched" here.

Choosing red or green options will limit your use of the south/west garden area. It is also important to consider everything that needs to be accommodated in the house, so you can potentially simulate this with one or two approximate sample floor plans. This includes garages, parking spaces, bike sheds, trash bins, and so on.
Has the neighbor to the east built as shown? Is the garage on the boundary, and where is their terrace located?
Also, I’m not sure if, with the goal of “perhaps the next generation might build later” (when would the earliest be?), you should orient the property so strongly towards a second building right now. I would rather take this opportunity to design a house that suits my needs, optimized for the plot with all necessary secondary requirements. Then I would check whether, with some adjustments, a second house might be possible later.

Bienenwabe21 Mar 2022 21:04No slope, all neighbors have built as shown. To the east, there is a semi-detached house; the small box there is the garage of the left half, with the driveway in front. Terrace facing south.
As mentioned, the option of a second house is not important at the moment. We would prefer to build the house in a more elongated shape anyway.

I just thought there might be some general guidelines you can use, like—for example, purely hypothetical—that an open-plan living area with a long north-south orientation can lead to uncomfortable lighting conditions or something like that.
