ᐅ Aligning a House on a Plot: North-South or East-West – What to Consider?

Hello everyone, we have a plot of land of 1178 m2 (12682 sq ft). We would like to build in a way that allows for a second house in the future—as an option only, without any concrete plans at this time. We are currently considering four "sketched" layouts. Our current preference is the red option, oriented north-south on the west half of the plot. We believe this would provide good natural light. Alternatively, we are also considering the green option, oriented east-west on the south half. In our opinion, the other two options don’t make much sense. If a second house were added, we would be quite "sandwiched" here.

Any thoughts on this?

First, a question to clarify the issue: is it allowed to subdivide the plot later on, or what is the floor area ratio (FAR) of the property?

Good point, according to the initial information from the municipality, this is possible. "They support anything that creates additional building areas."

Ok. And is access to the plot freely selectable for you?

I would assume that to be the case, but it’s a good detail to add to the list... ^^
The municipal officer was very open and said they don’t want to create obstacles for the people here.

Yes: that a cadastral excerpt taken so far out of context provides too little information. Almost everything that someone experienced could infer is basically cut out, which may be relevant.

Unfortunately, there may be some overconfidence in that. Such willingness to cooperate is useless if the decision-maker at the district authority insists on their regulations.
