we have decided to build a townhouse using solid construction. We are in the final stages of planning and are still discussing the following points:
1) Alternating facade plaster/brick or continuous brick
We have chosen the Alt Berlin facing brick in NF format with a dark joint. The windows will also be anthracite from the outside. Without an alternating facade, we expect a rather modern look. What is your opinion? What advantages would an alternating facade have?
2) Ventilation duct in the bedroom
In the current design, the ventilation duct runs in the corner of the upstairs bedroom. Directly below is the utility room with the ventilation system. The planner says the duct will be well insulated. Does anyone have experience with ventilation ducts in bedrooms?

Ingo Yes, we do. Not recommended. In our case, it is insulated and soundproofed multiple times, yet it is still noisy. However, what is loud to us might be barely audible to others... So it is very subjective, depending on how sensitive your hearing is.

What is your opinion? What advantages would an Do you mean a mixed facade? In your case with white plaster?
I looked up your brick and it’s one of the few I actually like.
I think it works great combined with plaster.
However, a mixed facade usually doesn’t offer any real advantages—at best, just an aesthetic one. You’re essentially dealing with two different wall systems, which can lead to issues.
Just my layman’s opinion!

About the ventilation duct in the bedroom:
Sometimes you just need confirmation of your own opinion. So, on the ground floor we will swap the bathroom and the wardrobe with the utility room --> done!
Regarding the facade:
We deliberately chose the Alt Berlin brick slip from Hagemeister. It simply looks great in different lighting conditions. Fully brick-clad or a mixed facade starting from the middle of the upper floor (with white plaster) costs the same with our builder. A zinc sheet flashings would be installed at the transition from the brick to the plaster facade.
The little devil on my shoulder says: The combination might look too dark:
Alt Berlin brick slip (all over), anthracite windows, anthracite front door system, black/anthracite roof gutter,
+ garage next door with Alt Berlin brick slip and anthracite sectional door
The little angel says: Very nice modern look, maybe it could be enhanced with a wooden element in the front door! Probably no issues with the flashing and maintenance of the white plaster areas.
I have to admit, I fell for a house that has a similar combination but with a roof that has almost no overhang...
