ᐅ Redesigning the Floor Plan of a Penthouse Apartment

Hello everyone,

We have the opportunity to purchase a penthouse apartment of nearly 100 sqm (1,076 sq ft).
Currently, the developer’s documents are submitted to the authorities, so we are still at a very early stage.
Completion is planned for 2024.

We deliberately do not want a large apartment, so the living area (excluding the terrace) suits us perfectly.
However, the layout is not quite what we would consider a large open-plan living and dining area.

Attached is the original floor plan (apartment old layout).

Additionally, we created one with a modified bathroom, relocated kitchen, and pantry/storage room as a new design (apartment new), as well as our deluxe version, which includes a guest toilet next to the bedroom (apartment new including guest toilet).
Whether this deluxe version can be implemented (in terms of water supply and drainage) I cannot say yet.
In our first redesign, the plumbing would remain in the same locations.

Is this even feasible? How about the load-bearing walls?

Thank you for your assessment; maybe I will also receive some new or different input directly.

Hmm... some information is missing about the people who will live there, the intended use of the rooms, and so on. Also, I notice there is no north/south arrow.

Both versions of the open living/dining/kitchen area are not very spacious. You also need to consider the sofa and terrace access.

In your planned layout, the entrance to the main bathroom is prominently located in the public area.

What do you imagine for the pantry that is just under 100 cm (39 inches) wide? That is practically more than impractical.

In the original version, there is a storage room where the washing machine is presumably planned... where would it go now?

Overall, a few more explanations about who will live there and why would be very helpful.

By the way, I don’t see 100 sqm (1,076 sq ft)... it seems the terrace areas are counted at half their size. The living spaces themselves appear to be around 85 to a maximum of 90 sqm (915 to 970 sq ft).

A penthouse is not an island – so we lack the information about the floor below...

The shafts marked in red here are probably fixed and cannot be moved. The walls highlighted in pink are most likely load-bearing or technically important and therefore also cannot be changed.

If a child is really moving in, I would swap the bedroom and Child1’s room. Our children are both surprisingly sensitive to noise and wake up when the TV or guests are too loud.

I believe this apartment is not suitable for a family with child(ren), sorry. It is a typical DINK apartment, where at best a home office fits, but no children's bedroom.
