ᐅ Is it acceptable to pay an extra charge for a light gray exterior facade?

Hello dear forum members,

we are building with a local general contractor. When asking about a light gray exterior facade, an additional charge of 3500€ would apply.
An acquaintance (also in the construction industry) mentioned that such light shades should not incur extra costs.
I would like to hear more experiences and opinions – is this normal or not?

Our scope of work description states the following:
"The mineral-based exterior plaster will be applied as a white fine plaster over a full-surface base coat. To prevent cracking, different types of substrates will be properly reinforced. The surface will be textured with a grain size of 2–3mm (0.08–0.12 inches)."

The additional cost is probably due to the fact that your facade is finished with standard white plaster rather than white paint. This means an extra work step is required (a double coat of paint or colored plaster with a leveling coat?) for a large surface area.

Well, the contract states white and not light gray. They will probably need to buy additional paint, which will be more expensive.

If the extra cost is really for pigmented plaster versus 2-3 coats of paint, you can of course request quotes elsewhere (using the existing scaffolding).

It will probably be similar for us, also a local general contractor. White is specified in the contract; verbally, we were told this can be disregarded and that a slight darkening or a different light shade might be possible—so probably not, and negotiating this won’t help in this case.

What caught my attention in your scope of work description is the sentence: "To prevent cracks, various types of substrates will be properly reinforced."
That means, to me, that you don’t have a full-surface mesh skim coat. According to our contract, that’s the case for us too; our contractor said that would cost around €4,000 more and we will probably have that done.

This is not about fairness. He is making you an offer, and you can accept it or not. The choice is yours. You could also have someone else do the work if you want. "Fairness" here implies that you are being ripped off, which is not the case.

Didn’t you address this at the very beginning during contract negotiations?
