ᐅ Architect, Construction Manager – Which Documents Are Needed After Completion?

Hans1234Good evening, our construction project with an architect/site manager (without a general contractor) is nearing completion.
My question is: which documents should I receive or request from the architect/site manager?
Since the site manager will soon retire, I want to have as complete documentation as possible in case the house is sold in the future (or if any authorities request documents, or for any other reason).
So, the following:
1. Floor plans, sections, and elevations
2. Site plan
3. Calculation of enclosed volume, living space, and floor area ratio
4. Specifications of trades and billing documents
...
(Please feel free to add or refer to a similar checklist if available)
Thank you very much in advance for all replies!

During today’s inspection of the shell construction, it became apparent that the masons were careless and left some gaps between individual Poroton bricks in the exterior wall, ranging from 2 to 5 centimeters wide (1 to 2 inches).1) Did you have a construction manager? 2) Are your concerns focused on the drawings?
I’m completely baffled and sincerely thank you for the evening entertainment 🙂

I’m amazed and sincerely thank you for the amusement to end the day 🙂I don’t understand your reply. Would you like to explain it to a beginner ;-) ? Aside from that, I’m always glad when you find a reason to laugh. 🙂B

If this happens, you shouldn’t worry about drawings, but rather think about the site manager (what was their role?) and the quality of the construction (what else was neglected during the build that the "site manager" didn’t notice).
Missing drawings are the least of the problems 😉

(please add to this or refer to a similar list if available) Drawings and calculations are fine.
You also need, for example:
- Drainage planning
- Electrical planning
- Water/sewage pipe layout inside the house
- Heating system planning (room-by-room heat load calculation, hydraulic balancing, underfloor heating layout plan, etc.)
- Execution and detailed plans
- Blower door test
- Shell inspection/final inspection
