ᐅ How detailed does a construction start notification need to be, and what happens afterwards?

Pinkiponk5 Feb 2022 13:44We are currently reviewing the construction start notification document (construction site in Saxony). Does anyone know if the start date needs to be specified exactly by day? As usual, we will begin with the groundworks, but the start depends on the weather (and probably also on the availability of the construction workers). We were given a calendar week, but nothing binding.
As a first-time homeowner, I am also interested in what happens next, what activities take place, and whether someone from the building authority will come by, etc.

Here in Brandenburg, after two weeks from the construction start notice date, the surveyor is supposed to carry out the precise location and elevation survey of the foundation slab, or it must be proven with a survey certificate. (We didn’t manage this within the two-week window.)
Our surveyor pointed this out to us. But that’s just the theory—if it takes four weeks, nothing will likely happen, though you shouldn’t be off by more than a few months. ;-)
So far, I haven’t personally encountered anyone from the building authority on site. I think they only come for spot checks, probably if someone wants to cause trouble or out of boredom, though I almost rule out the latter. xD
PS: I believe earthworks count as preparatory construction measures, and according to the definition, the actual construction start only begins with the concrete (foundation).

I assume this deadline is related to the authorities needing advance notice to verify the suitability of the designated site manager. They also probably need to know from this person when further steps (such as commissioning a surveyor, etc.) are planned. Most likely, it is best for you to delegate the submission of this notification to that person. The authorities need to know when the work will start: a building permit / planning permission is valid for several years, and they cannot supervise every day to see if construction has begun.

It wasn’t a problem for us either. Somehow, nobody remembered, and it was only done after we moved in. No one reminded us in the meantime.
For the construction start notification, I just gave an approximate date. That was sufficient.

The term "Baubeginn" is a compound noun made up of the words construction and start. 🙂 This is something first-time homeowners should definitely know. ;-) I hope this helps other first-time homeowners.
