ᐅ Floor plan design, two full stories, approximately 130–140 square meters without a basement

Hello everyone,
We are planning to build a house on a 600 m2 (approximately 6,460 sq ft) plot with a west-facing approach (a dead-end street). Unfortunately, the garage can only be located on the west side (as shown in the picture).

I will soon discuss the preliminary design with the architect. According to the regulations in my country, the original project cannot be changed later on.

According to the zoning plan, we must build an enclosed garage (2 parking spaces per dwelling, with 50% of them in an enclosed garage). This increases our construction costs, so we have to reduce the “ideal” size of 150 m2 (approximately 1,615 sq ft) by about 10-15 m2 (approximately 110-160 sq ft) and, of course, without a basement.

I have read many forums and found that the most important thing is that the living and dining rooms are not narrower than 4 meters (approximately 13 feet) and have at least 35 m2 (approximately 375 sq ft). We will spend 90% of our time there and in the kitchen.

We want an open kitchen facing east with as much natural light as possible (preferably in a two-row layout). We want the utility room to be at least 10 m2 (approximately 108 sq ft), the stairs to be as comfortable as possible without taking up too much space, and a guest toilet without a shower. In front of it, there would be a wardrobe (for an Ikea PAX depth 70 cm (27.5 inches)).

Upstairs, we would like natural light in the hallway, two children's rooms of about 13-14 m2 each (approximately 140-150 sq ft), facing south, and a bedroom facing northeast, where we need to place my wife’s Ikea PAX wardrobe measuring 200x70x240 cm (79x27.5x94 inches). In the bedroom, my wardrobe should also be placed, but it can be smaller than my wife’s.

I would like to build two full floors in a rectangular shape with a gabled roof, similar to Jaydee’s floor plan attached (of similar width and length), although her plan is not two full floors.

My wife would like two bathrooms or a guest WC with a shower. I’m assuring her that one bathroom with two sinks will be enough.

We have clarified the ownership status of the plot and should be able to hand over the preliminary design soon.
I am on my own and need to choose the heating method.
We do not have BAFA funding and have to cover all costs ourselves.
(I was considering saving up for a controlled ventilation system, but that will be a challenging task.)
I would try to extend the kitchen to 3.65 m (12 feet) to fit six units and have a (half) island with pull-out drawers accessible from both sides.
The utility room would be located in the opposite direction (closer to the street and driveway), which means the stairs to the living room would have to be moved. My goal is for the utility room to be around 9–10 sq m (97–108 sq ft).
The preliminary design (which is just a draft) should be about 130 to a maximum of 135 sq m (1,400 to 1,450 sq ft) so it can be slightly reduced before the main design phase.

Project before the main project. An initial phase in which the municipality grants us special conditions.
After that, we can look for a contractor with cost estimates.

I was thinking about posting this in a different topic related to the architect and "optimizing the floor plan."
My architect won’t optimize the floor plan I gave him. I was considering combining several floor plans.
I think it should be easy for him. But everything gets stuck, and every attempt at “optimization” is too difficult. I would like a new architect, but I have to pay for these overpriced "optimization attempts" first. For example, the architect asks me which type of heating I want. I thought he was supposed to say that. Shouldn’t he have an idea and offer a solution, or am I being naive?
Now I have to look at other houses in the forum so I can finalize the project before I issue special conditions.

Every optimization attempt costs me 😱. I thought I had an architect who enjoys doing this and who would also create a 3D project until we are satisfied.

Greetings to all dear people.
After a long time, we are continuing.
Unfortunately, we have definitely learned from the city plan that we MUST build a garage (we were told otherwise before). This has given me a lot of headaches because I don’t know how to place it, and our budget is limited.

We no longer expect anything from the architect; we will tell him to do what we instruct. Therefore, we need your help with a simple house of approximately 130-140 square meters.

We don’t like the current floor plan on page 19. We want the entrance to be like a spacious foyer, and the utility room on the left side of the floor plan. We also want the kitchen to be 365 cm (144 inches) wide and to try to place the smallest possible staircase with a landing behind the utility room.
We don’t have much time; we want to optimize the existing floor plan, which our architect has slightly changed (we gave him the example of Medley 100).
Our goal is to build this small house, and if necessary, we will go to the architect with a “Medley” or a similar floor plan. 🙂

As you know, we come from Croatia, so we apologize if we have made any mistakes in filling this out. I hope you understand what we want. Thank you in advance.

@prm2021 .. the attached plans are too small; nothing is readable. Additionally, I noticed that a readable plan is attached in post 1. However, there is no new floor plan for the house .. did you forget to attach it?

A landing staircase will definitely be tight for a house of this size. For example, the Medley 3.0 211 with 140 m² (1507 sq ft) only has a spiral staircase without a landing. With a landing, there would already be difficulties on the upper floor.

What is the budget?
