ᐅ What are the additional costs associated with building a house?

Hello everyone, please bear with me as I am new here. If my question is inappropriate, I apologize in advance 🙂

We are considering having a KfW55 energy-efficient house built. We already have a potential building plot in mind. Since we both like to know what to expect, our question concerns the ongoing additional costs that come with owning a house. Of course, this depends on consumption as well—we are 2 adults and 3 children aged between 3 and 9. We would like to live in beautiful Brandenburg.

Maybe someone can share their experience? We would really appreciate it 🙂

For our current 126sqm (1,356 sq ft) house, we pay just under 300€ per month for additional costs such as electricity, gas, water, wastewater, home insurance, property tax, waste collection fees, chimney sweeping, heating maintenance (contract), and broadcasting fees, for 3 people and with frequent overnight guests for several days.

We do not have a separate maintenance reserve; instead, we have paid for any repairs directly from our regular income when needed. Our house was 9 years old when we moved in.

I would say you should expect around 500 euros (about 540 USD). Essentially, almost everything is increasing. The government and its agencies are relentless when it comes to collecting money. So, steadily rising, if not even exploding costs, should be expected here as well.

Electricity and gas come first, of course. Property tax (also known as council tax or local tax) is likely to increase significantly. Insurance, waste collection, water, and sewage costs will also go up.
I usually had heating costs between 60 and 80 euros (65 to 86 USD) when using heating oil. Now it’s around 100 to 120 euros (108 to 130 USD).

With three children, I would estimate even higher costs. Just the washing machine alone is probably running much more often than the average household.

Our house has a floor area of about 140 m² (1,507 sq ft), and we are two adults plus three children aged 4 to 12 years, also from Brandenburg.

We built according to the Energy Saving Ordinance and do not meet any special standards. The heating is gas-powered without solar or anything similar.

Our electricity costs last year were around 79 euros per month (consumption about 2,800 kWh). Heating costs were 72 euros per month (consumption 11,400 kWh / higher than previous years because it was very cold until April). Water and sewage costs are about 72 euros monthly due to the washing machine running daily, as well as the dishwasher.

Building insurance costs about 29 euros per month. In addition, liability insurance for the household contents is about the same amount. The standard broadcasting fee (GEZ) is 17.50 euros per month. Phone and internet currently cost 23 euros per month. Netflix and Prime add another 14 euros extra.

Other monthly costs I can think of:

Waste fees: 9 euros
Property tax / street cleaning: 18 euros
Heating maintenance / chimney sweep: 15 euros

Adding all this up comes to around 380 euros per month.

We have been doing that since moving in, although initially with smaller amounts of €250 (about $270) per month. When the house is 5 years old, we plan to increase it. I wouldn’t be able to sleep peacefully at night without setting aside reserves. Having comes before needing. 🙂

Otherwise, our additional costs have been similar to those of our old rental house. Energy consumption and insurance costs are comparable. On top of that, there is a building insurance of around €40 (about $43) per month, and municipal charges of about €80 (around $86) per month, which include wastewater fees that we were already paying before.
