We are currently considering building a single-family home with 4-5 children's rooms and are looking for well-thought-out floor plans. Unfortunately, we have not yet found any floor plans that meet our wishes, building regulations, and budget all at once.
We are grateful for any tips and also welcome advice regarding individual rooms.
Development Plan / Restrictions
Plot size 2,000 sqm (0.5 acres)
No slope
Building area approximately 14x14 meters (46x46 feet), plus garage possible
Number of parking spaces 2
Number of floors 1 full floor
Roof type gable roof
Builder’s Requirements
Style, roof shape, building type
Frisian house, country house, single-family home, gable roof
Basement, floors no basement, 1 full floor or 1.5 floors
Number of occupants, ages 6 people: 48, 38, 7, 5, 3, 0
Space requirement ground floor, upper floor? Possibly 220 sqm (2,368 sq ft)
Office: family use or home office both, one study on the ground floor would be great
Guest stays per year rarely overnight guests
Open or closed layout open
Open kitchen, kitchen island open kitchen
Number of dining seats 8
Fireplace no
Music/sound wall no
Balcony, roof terrace no
Garage, carport double garage with storage room

Additional wishes/special features/daily routine
We might need an additional children's room. Therefore, a guest room should be able to be converted into a children’s room if needed.
Two shower bathrooms plus a guest toilet would be desirable.
Since we plan to build without a basement for cost reasons, there should be a pantry next to the kitchen. The utility room (HWT) must not be too small; we have two washing machines plus a dryer. We have two very large beds that ideally should be in one shared bedroom (3.25 m and 2 m) (10.7 ft and 6.6 ft). The entrance area must have space for a bench, shoes, and coats for 6-7 people.
Financially probably not feasible anymore, but a "children’s living room" and a covered terrace would be great.
We were offered a plot of land at very short notice, which is really a stroke of luck in the current times. As you can probably tell, we have not dealt with the topic of new construction at all so far and unfortunately now have to decide very quickly whether this project is feasible for us.
About the finances:
The plot costs 210,000 plus acquisition incidental costs.
For additional costs for the house including incidental construction costs, outdoor facilities, etc., in other words really "all-in," we can afford/finance a maximum of 610,000. The plot is fully developed.
We are now looking for a smart floor plan that will enable us to build a new house within our means.

Yes 🙂, moving everyone out of the house at once is quite an adventure. Six hooks won’t be enough here either.
We currently live in an older building with a converted attic, offering about 165 m² (1776 sq ft) plus a basement. We might consider an extension since we are missing two rooms, but the house is now very poorly laid out for us, with a very narrow entrance area and many long, narrow corridors. We have already done a lot, but there would still be some expenses involved here.
We don’t absolutely have to sell and move, but it would have many advantages for us.
Since we have very little time to decide, it is really difficult.
We are already in contact with an architect who has built houses for large families several times. He estimates 2400–2500 € per square meter (about $230–$240 per sq ft), but says this price applies to an average-sized house and that any additional square meters would be cheaper.
Unfortunately, there isn’t enough time for detailed planning with him. Since we would only build in a rural area (as offered to us now) and that is very rare, it doesn’t make sense to create a design that might be used sometime in the future and let the opportunity slip away.
I found some floor plans from a prefabricated house manufacturer. May I upload them here as a basis?
We also have a rough estimate without a detailed customized floor plan from a large company that builds turnkey solid houses. Including the necessary house extension, one option would be around 490,000, and a country house style around 530,000.
What additional building-related costs should we expect besides the remaining painting and flooring work? I can estimate the landscaping myself. But what else will come up?
Structural engineering, architect fees, etc. would be included…

Building must align with the budget. Some compromises will definitely be necessary, and features like the attic might be postponed.
I don’t think it makes sense to enlarge a two-child-bedroom floor plan by adding two more rooms. Your needs are different.
Write down exactly what you don’t like now and what you do like—not just the rooms.

Structural engineering, architect fees, etc., would be included… That is very affordable and probably quite rough. You need to check what is included according to the scope of work and what isn’t.
We are also currently planning with a general contractor (with a detailed, fairly good scope of work) for a slightly modified standard house—really no luxury, no frills—and are still at about 450,000€ for 200 sqm (2,150 sq ft) (without extra requests).
As additional construction costs, I would budget about 15%, plus at least another 15% for carport, kitchen, garden, and 2–3 high-quality faucets. This estimate is at the lower end and does not include any further contingency.
