We plan to build next year and have already been working intensively on the planning. The plot we are interested in measures 15m x 20m (49ft x 66ft). Two-story townhouses are permitted, which suits us very well.
We are currently designing a house of about 150m² (1,615 sq ft). We definitely want to plan for two children’s bedrooms. Since we both work from home, we need a separate room as a home office. Unfortunately, this is often the main challenge with most standard floor plans. We cannot afford a basement, so the storage/laundry room in the layout is relatively large.
I am still quite unsure about the living/dining area, but I’m sure you can offer some creative advice. Looking forward to all suggestions.

We had also considered finishing the attic, but dismissed it due to the additional costs. We would have expenses for the vertical extension, the staircase, and the attic conversion, which made it cheaper so far to expand the floor area instead. However, I am of course open to new ideas on this.

You would have expenses for the roof extension, stairs, and attic conversion, and so far it has been more cost-effective to expand the ground floor area. However, I am of course open to new ideas. Just calculate it for yourselves. The roof needs to be built anyway, as does the ceiling on the upper floor, along with insulation. You don’t need a large knee wall or many roof windows. Just an office with a roof window and otherwise simply finished storage space—for example, our ventilation system is located in the attic, so it doesn’t take up any space in the utility room.
Hello,
you probably won’t be happy with the narrow, dark, and windowless hallway on the upper floor. There’s really no reason to make it so long. You could enlarge the bathroom and shorten the hallway. The living room seems too small to me; I would at least plan the kitchen without a dividing wall to the living area to make the space feel bigger. Is a basement really that much more expensive? Your floor plan could be much nicer and more spacious without the huge utility room.
Best regards,
Sabine
