Hello!

I’m generally not a fan of prefabricated houses. However, I have been trying for a long time to find a suitable plot of land in my area. Now I’ve finally found one. Unfortunately, the land belongs to a prefab house supplier and can only be purchased with a building on it.

I’m not sure if the disadvantages of a prefab house are worth it. Unfortunately, I can only find very vague information online. It says that the lifespan of a timber-frame prefab house is between 45 and 100 years. Forty-five years seems really quite short. Is it possible to extend the lifespan of a prefab house through maintenance or renovation, or is demolition inevitable after 100 years at the latest?

If you don’t take care of the place, you might as well tear it down in about 30 years... It always depends on how it’s treated.
No one can really give a definite answer about the lifespan. All the technology, materials, and construction methods, especially in the field of prefabricated houses, have improved so much in the last 20 to 30 years that there simply isn’t a house old enough yet to make a conclusive statement on this.

The theoretical service life of a residential building has not been determined by the materials used for many years, but rather defined by the building standard. A very basic standard = a simply constructed house = somewhat shorter service life; a very high standard = built with premium materials = somewhat longer service life.
However, this "lifespan" assumes no renovations are carried out. Through regular maintenance, repair, or renovation, the actual service life can be significantly extended. You’ve probably heard of listed buildings that have been standing for centuries—that’s why old towns exist. These buildings, however, have been refurbished regularly.

A prefabricated house no longer offers specific advantages, except for the manufacturer. Such a house rarely provides a price benefit.

Moisture always poses a risk for this type of house. Infestations by pests or the inclusion of harmful substances are additional risks. In our climate zones, a solidly built house has a clear advantage.

I am also unsure about how well the value of such a house is maintained. That is certainly something everyone needs to decide for themselves.

Regarding the costs, or rather the services included, Massa Haus is actually quite unclear. There is no detailed information online about what services are included and the upgrade packages. I hope to get more information on this.


In this region, Massa Haus mostly offers plots that they do not own themselves. Sometimes quite boldly, for example, in our development area, someone already owned a plot (already purchased) and then decided to build with Massa Haus. Shortly afterward, Massa Haus listed their own plot with a house for sale online.

Please familiarize yourself with the topic, do not rely on any promises, and definitely do not sign the contract immediately.
