I have a 900 sqm (9690 sq ft) plot of land in the outskirts of Munich, near Dachau. If I want to build a multi-family house there, what is the current maximum living area I can construct? What costs per sqm should I expect nowadays for a high-end finish?

Can someone provide approximate figures or point me to a source where I can find more detailed information? A few numbers would be very helpful. Thank you!

Wouldn't a multi-family house also be more expensive because it has more bathrooms, apartment doors, kitchen connections, and that kind of stuff? An elevator? Well, that might be somewhat offset by a larger share of corridors and staircases, but not necessarily completely.

Starting from three residential units, it is even mandatory to build children’s playgrounds.

Elevator?

Upscale in a multi-family building is not as upscale as in a single-family house. There are also many synergy effects.

Current example from a major city in multi-story residential construction. Pure construction costs—nothing else—at €2,950 (about $3,205) per sq m gross floor area (GFA), which equals roughly €3,400 (about $3,690) per sq m of living space.
We’re talking about truly upscale—selling price at about €16,000 (about $17,350) per sq m plus an underground parking space at around €50,000 (about $54,200), which is included in the construction costs.

BayBo: Article 7, Paragraph 3.

There is a relatively recent case in Erding where the municipality demanded a 60,000-euro replacement fee. No idea how it turned out.

Where do you get that idea? – There is only one kitchen per family; backup kitchens and extra bathrooms for children are not included even in "upscale" designs.

No, I meant per square meter, not per family. Because the apartments are smaller, but each apartment has at least one bathroom and one kitchen.
