ᐅ How many square meters am I allowed to build, and what are the costs (near Munich)?

I have a 900 sqm (9690 sq ft) plot of land in the outskirts of Munich, near Dachau. If I want to build a multi-family house there, what is the current maximum living area I can construct? What costs per sqm should I expect nowadays for a high-end finish?

Can someone provide approximate figures or point me to a source where I can find more detailed information? A few numbers would be very helpful. Thank you!

Plot size x floor area ratio = total floor area

You probably have your own calculator.

And then simply multiply by 3,000 + additional construction costs + parking spaces + outdoor areas = very rough price estimate.

Is 3,000 euros per square meter (about $3,200 per square yard) plus additional costs not a bit high? I’ve always seen around 2,000 euros (about $2,100) mentioned.

2000 euros definitely wasn’t the price per square meter 10 years ago, especially not in the Munich area. And for high-end standards, as mentioned, you can calculate 4000-5000 euros per square meter.

We are building in Upper Bavaria and are paying roughly around 4,000 Euros per square meter (approximately 372 square feet) for a high-end standard, plus additional construction costs. 2,000 Euros per square meter (approximately 186 square feet) is not realistic at all, and neither is 3,000 Euros per square meter.
