House Design
Planner: planner from a construction company
What do you especially like? Why? Large children’s rooms
What do you dislike? Why? Office on the ground floor will be converted to a bedroom later, office in the basement
Cost estimate according to architect/planner: 430K + about 100K additional costs
Personal budget limit for house, including fittings: 430K
Preferred heating system: air-to-water heat pump

If you have to give up anything, which details/features
Can you give up: fireplace
Cannot give up: storage room on the ground floor, office

Why does the design look the way it does?
Standard design from the planner? Close to a production house model (some walls cannot be moved)
What do you think is particularly good or bad? Very pragmatic/efficient, maximum space for living room, 3 equally sized children’s rooms on the upper floor. Maximizes usable living space under very restrictive development plan.

What is the most important basic question about the floor plan, summarized in 130 characters?
1. Are there any no-gos, things we might have overlooked?
2. How can we get another office on the ground floor (or upper floor) through modifications?
3. The hallway is quite small – is that a problem?

Basement floor plan: Basement I & II, entrance hall, stairs, building services.

Ground floor plan: Living, kitchen, guest, hallway, shower/toilet, storage room, stairs, carport.

Upper floor plan: Hallway, bathroom, stairs, CHILD I, CHILD II, bedroom.

Site plan 1:200: Property with green garden, red building, carport, and trees

Now I’m curious... The design was suggested to us because it fit the strict requirements (buildable area according to the development plan of just under 10 x 12 meters (33 x 39 feet), gable roof, limited knee wall height, etc.)

Oh, I wasn’t very familiar with the “Heinz von Heiden detailed experience report 2015-2016 Bungalow BW” blog by fach1werk. But, as always, people who haven’t had any problems tend to participate much less often in forums. So I hope this was an exception... But Gabriele is great. Maybe she can contact me sometime.

My question was more about how you happened to think of Horst van Hümpel just now. I didn't count exactly, but I have the impression that people would actually be more satisfied with Town & Country franchisees than with those who end up with them by chance. And you can hardly have missed my general cautionary note about big names here.

Just from me alone, you should find several examples if you look up Lieblingsheinz.

Well, it’s too late to change the house provider now. So far, I’m satisfied.

I haven’t found any reports similar to Gabriele’s. I also couldn’t find any other people. Maybe it’s just too late at night now for intense searching 🙂

Finding similar negative reports can be difficult when the legal department performs better than the craftsmen.

How high is the attic?

It actually bothers me that one room is missing.
