House Design
Planner: planner from a construction company
What do you especially like? Why? Large children’s rooms
What do you dislike? Why? Office on the ground floor will be converted to a bedroom later, office in the basement
Cost estimate according to architect/planner: 430K + about 100K additional costs
Personal budget limit for house, including fittings: 430K
Preferred heating system: air-to-water heat pump
If you have to give up anything, which details/features
Can you give up: fireplace
Cannot give up: storage room on the ground floor, office
Why does the design look the way it does?
Standard design from the planner? Close to a production house model (some walls cannot be moved)
What do you think is particularly good or bad? Very pragmatic/efficient, maximum space for living room, 3 equally sized children’s rooms on the upper floor. Maximizes usable living space under very restrictive development plan.
What is the most important basic question about the floor plan, summarized in 130 characters?
1. Are there any no-gos, things we might have overlooked?
2. How can we get another office on the ground floor (or upper floor) through modifications?
3. The hallway is quite small – is that a problem?

HoisleBauer2214 Jan 2022 18:31Additional note: What is labeled as "guest" on the ground floor is actually the office or the adults' bedroom. This was entered incorrectly.
If it is an office, then the bedroom would have to be moved to the basement. Thanks to underfloor heating, this would theoretically not be a problem. However, the basement rooms each have only one light well, so there is very little natural light. -> This is our main issue with the floor plan.
Thank you for your expert review of the floor plan. The final version of the plan is scheduled to be completed by mid-March.

3 children, 2 bedrooms... maybe you could provide some more details? That probably doesn’t make sense to anyone. Also, please include the ages of the children if one doesn't get a room. Actually, there are 3 rooms upstairs.
The master bedroom is planned for the ground floor, and the office will be in the basement.

3 children, 2 children’s bedroomsThanks for asking. I forgot to mention that instead of "Sleeping" upstairs, it should actually say "Child 3." Great that you are paying such close attention!HoisleBauer22 schrieb:
Roof type: Gable roof with a 45-degree pitch, approximately 1.30 m (4 feet 3 inches) knee wall height This combination results in a very tall roof structure.

Standard design from the planner? Close resemblance to a production house model (walls partly fixed, not adjustable).
In your opinion, what are its main strengths or weaknesses? Very pragmatic/efficient, maximum space for the living room, 3 equally sized children's bedrooms on the upper floor. [...] 1. Are there any deal breakers, things we might have overlooked? In my view, the deal breaker is the uninspired design – was the meeting also that way, meaning did you perhaps fail to show enough genuine interest? (If you have no fault in that regard, I would advise cutting ties with this provider).
