After a long wait, we have finally been able to purchase a building plot in a new development area and now want to fulfill the dream of owning our own home. We have been working on the optimal floor plan for us for several months now. So far, we are quite satisfied with the result.

What can you say about the floor plan in general? What do you like, or where do you see room for improvement? We have been reading and quietly following the forum for some time, but we think you might spot areas where adjustments could be made. Where do you see weaknesses? We look forward to constructive criticism and your feedback!

Because of the narrow plot width, the garage is too narrow; we would have preferred to build a double garage.

Personal price limit for the house including fittings: 480 K
Preferred heating technology: geothermal heat, underfloor heating, photovoltaic system on the roof

If you have to give up something, which details / additions

-can you not do without:
large kitchen, open room layout, office on the ground floor, guest room, large walk-in closet, access to the garage from the house

Why is the design the way it is now? For example
The design developed the way it did based on our wishes and ideas – we tried to implement them as well as possible for the narrow plot. We also visited various show homes and of course sifted through countless floor plans on the internet.

I’m not against this door itself, but rather against the impact it has on the floor plan and house positioning, which people allow even though the door is not really that "decisive"—based on my personal experience of how often I’ve managed to walk my half-kilometer (about a third of a mile) path between the house and garage without getting wet.

Thank you for the additional feedback.
I have revised the ground floor layout and incorporated some of your great ideas, and now I’m really looking forward to your feedback.
The windows are still shown as before. I will update them once the interior concept is finalized.
Tomorrow, I will take a closer look at the attic floor. Many thanks for the layout, Kati 🙂.

I find the solution in the kitchen very well done, but not the airlock at all.

I’m not against it either, if it fits properly. Unfortunately, homeowners often stubbornly insist on something that only causes problems. You can’t tell me you like going in here, @Kati.com.

thank you for your feedback. We are always open to suggestions and improvements. How would you redesign or carry out this area?

Idea for the ground floor: Reverse the staircase direction, install a large built-in closet underneath, and connect it via a small vestibule. This creates a great wardrobe area when entering the house from the garage. I don’t like the sofa’s current orientation; I would rotate it to face the garden, with the TV either mounted on the extended fireplace wall or to the left of the living room window. Another idea, if 8sqm (86 sq ft) is enough for the guest room: place the guest room on the ground floor and convert the guest toilet into a shower bathroom. Upstairs, have a home office instead of the guest room.

I think this suggestion is very good. The downside is that you don’t have any storage room now. Neither under the stairs nor in the kitchen... But you have a large kitchen with plenty of storage space... and don’t forget—a basement.
I also like the solution on the upper floor. However, I would place the door between the dressing room and the bedroom at the front to keep walking distances shorter.
@jpg – yes, I also find the 1m (3.3 ft) wide long corridor extremely narrow. It should be at least 1.3m (4.3 ft).
