Dear all,
We are planning to build a house with a small granny flat (only on the ground floor), preferably in a simple country house style, possibly with divided light windows. Our plot is 1200sqm (13,000 sqft) at the edge of a forest. We have worked a bit on the floor plan. We would like to have a gable end with a captain’s gable on the right side towards the back and extend the right side by about 3-4m (10-13 ft) to create a large kitchen space. The living room is rather small because we tend to spend most of our time at the kitchen table.
Today we visited a prefab house company to get an idea of how the process works.
Our preference is for divided light windows and a wooden front door. The supplier could not offer the first option, not even in a modern version with a one-third/two-thirds division in aluminum windows or applied grids. However, we do not want to give this up. I wonder if other companies will be the same? Does anyone have a recommendation for a builder who offers this and allows for custom designs?
Solid construction is also welcome!

Why wouldn’t you recommend EcoHaus? I quite like the captain’s houses!

For prefabricated timber houses, yes; for masonry houses, I don’t see a reason. As you’ve probably noticed regarding price, your window requirements are a deal-breaker, which already narrows down the range of interested homebuilding companies significantly.

Because my neighbor and someone else from the village built with them, and both were more than dissatisfied. In one case, the construction was artificially delayed, and then after the fixed-price guarantee, they added 20% on top. In the other case, the site manager was a disaster.

Why do you think it is different for masonry houses? I am concerned that if contracts are awarded separately, there could be issues during the construction process, for example with warranties or scheduling, if one party suddenly has timing problems and the house ends up without windows.

And I’m not just concerned—I’m certain: if you put the cart before the horse (by making the deciding factor whether the home builder has windows that match your, let’s say, niche taste in the specification list), you’ll end up with a very limited selection.

Because with timber frame panelized houses you face the issue that the windows usually need to be installed before transport and the wall panels are set in place. Reputable home builders know this and will insist that windows be delivered to their factory. Trying to introduce a window supplier outside their standard program (if they even agree to it) will disrupt the logistics. With timber-framed wall panels this is a significant challenge, while for masonry wall panels this problem is almost negligible—and for masonry houses built on-site, windows are installed later as separate components within the walls anyway.
