Hello everyone,
We are planning to build a single-family house in Saarland soon through a general contractor. We would be interested in hearing some experiences and comments from homeowners. We would therefore be very grateful if you could share your experiences (positive/negative) with us.
There are already extensive discussions in this forum about the general contractors DHI-GmbH and RKR Systemhaus.
Thank you very much in advance.

RKR? – From what I found searching the forum, it sounded rather negative. Can someone link me to a thread if anyone remembers?Do you mean this thread? I’m also planning to build in the Saarpfalz district and following along.

Can you share more information about Werko?

I can also recommend: Werko. The website gives the impression of a friendly, owner-run company but unfortunately did not provide any detailed description of construction services. All the images suggest that they work exclusively on custom house designs, with one lady handling both "architecture and sales." I did not find any dedicated architects or draftsmen listed in the "team" section, so it appears to be purely a construction company without its own model home offerings.https://www.instagram.com/11antgmxde/

can you tell us more about Werko? My opinion:
A very down-to-earth company that builds for others the way they would build for themselves. They know what they’re talking about and, in my opinion, are very competent. They always had good ideas to contribute, and they consistently focused on our needs. The materials they used are of good quality. At this point, I would gladly build with them again and can really only recommend that anyone at least takes a look at the company. For me, they were in some ways far superior to Novum, RKR, and Spektral.
Oh, and they also work with other architects who are not listed on their website.

Yes, they already look like that (this may sound strange, but it’s true: real construction company employees look different from those who are cast or appear in staged photos).
But does your knowledge of this company confirm my impression from their website that they are not a traditional catalog general contractor? And do they prefer to stay a hidden gem, or why is a detailed scope of services not only unavailable for download but not mentioned at all? How did you find them? I never judge by appearance.
Basically, they can build anything for you. If you bring a floor plan from a catalog, they can implement that as well. However, we based everything on our specific conditions, namely our plot of land. We visited the building site and considered on location what and how things could be built.
Regarding the scope of services, I can only say that the contract documents themselves were very easy for non-experts to understand, with everything clearly defined about whether the client or the general contractor is responsible for costs. There were no hidden costs; everything was transparently presented. Additional charges for special items were already included in the contract with specific sums (e.g., golden toilet + $500.00).
I am from there.
