I’ve often heard the saying, “Your first house is built for an enemy” — I wouldn’t put it quite that harshly, but after a year in a new build, I understand what they meant. 😀 Since we might move again, I’d like to collect some ideas here and benefit from your experiences: What would you do differently if you were to build again?
Here’s what I’ve noted so far:

Here’s what I’ve noted so far:
- electric roller shutters
- thermostats with displays
- larger storage room
- less awkwardly shaped rooms
- dedicated cloakroom area
- wooden window sills (?)
- more outdoor power outlets
- power outlets in window frames
What about you?
We have also built a relatively new house. What would we do differently? Nothing.
We spent quite some time visiting several model homes, then found a reliable local partner and built our “dream home.”
Many things mentioned here before were “built in” from the start.
We have many large, floor-to-ceiling windows (with electric blinds) and a wonderful view of the garden and flower beds.
We like the layout with the bedroom and walk-in closet (including a window).
The only thing that could be a bit bigger is the utility room. Otherwise, we are very happy with our decision and the choice of neighbors. 😎

I used to think the same until we built in an established neighborhood 20 years ago. Almost the entire neighborhood caused us (at the time, a young family with small children!) nothing but trouble, even leading to a lawsuit. They simply didn’t want the lot to be developed (one neighbor had even been using it as an extension of his own garden)! Now we’re building in a new development, and yes, of course we miss having a mature yard. My preference for established neighborhoods was based on being able to adapt to existing conditions (windows and so on). Of course, you’re right—if it goes the way it did for you, that’s really frustrating. Since we were welcomed so incredibly warmly and considerately, it honestly never crossed my mind 😱
So I’ll add: 12. good neighbors!

I don’t understand what the objection is to recessed ceiling lights and why fashion trends are being used as a reason here. Building a house is a personal matter and everyone should choose what they like. I’m speaking out. We will have recessed ceiling lights in the:
- hallway
- both bathrooms
- kitchen
- terrace
- as well as around the house.
