I have been browsing various topics in the forum for some time but so far have only come across larger construction projects: 120 sqm to 180 sqm (1300 sq ft to 1900 sq ft) or similar.
Therefore, I wonder if anyone here has experience with very, very small residential buildings?
For example: 40 sqm (430 sq ft) of living space (see Thule KuBu40), which is just enough for one person, especially if there is an accompanying garden, conservatory, etc.
Can I still expect costs roughly like the following, adapted from a response in another thread:
Land already owned
2500€/sqm (230$/sq ft): 100,000€
30,000€ for outdoor facilities
Additional construction-related costs 50,000€
No basement
So about 180,000€ in total? My goal is to have a base comparable to my apartments from the last 10 years (30–50 sqm / 320–540 sq ft), but with a private garden and a view of nature.
Unfortunately, I have not been very successful searching the forum, and on my other questions I keep getting lost in threads that are unrelated to what I am asking.
So a link to a similar project would also be very helpful.

Noise from air-to-water heat pump:
The offer includes a Vaillant Arotherm VWL 35/5; 3.6 kW uniTower with outdoor unit (for up to 70 m² (750 sq ft)). I asked what a quieter model would cost and whether the indoor unit is decoupled and sound-insulated. I am quite sensitive to noise, especially indoors.
KfW funding:
That was my assumption—that the company has its own energy consultants. Also, that there is such a clause, but I wasn’t sure if I can really exit the contract without costs if no funding is approved. Have you had that clause reviewed by a lawyer? Or is it a standard clause?
I have now asked the seller to apply for the funding, but I will only sign the contract afterward.
Reason:
There are too many uncertainties. For example, I need to check if we are allowed to demolish the old barn ourselves. Also, whether the strip foundation of the old barn, which has the same length, can be used for the new building or if it needs to be removed and the soil compacted. And of course, a geotechnical report regarding load-bearing capacity. The site is on a slope (3–6 degrees incline).
I’m curious if this will work with the lead time. I also still need to check some items in the offer, like initial sample selection or similar.
I can also share the price if permitted and tell you what maximum additional construction costs I am planning for.
Right now, I’m not really sure if an extra 30k or 60k will be needed in the end.
It will be exciting. But I finally need to get out of city apartments, and old buildings with small windows and no view of greenery don’t really make me happy either. (-;
Does anyone know if it makes sense to have the window wall facing south on a north-facing slope with a 3–6 degree incline? That way, no one can block my view. To the north is the village, so I don’t want a window wall there 🙂
