Hello everyone,
We are looking to buy a single-family house with about 200 m² (2,150 sq ft) of living space, which has an electric underfloor heating system from 1986. This needs to be replaced due to the costs mentioned by the real estate agent (around 800 euros per month!!) if we can afford it. What affordable alternatives can you recommend? We are very grateful for all suggestions and ideas! Best regards, annasascha

Welcome to the forum,
that sounds very expensive for heating costs,
is that the average over 12 months or just a cold winter month?
Is household electricity included as well?
Without knowing the house, I see two solutions:
1. More efficient heating system
2. Thermal renovation of the house.
An energy consultant can provide you with personalized advice.
What is the year of construction of the house, and when were any modernizations done?

Interesting topic that surely concerns many older buildings from the 1980s.
For example, I know someone who pays about €180 per month for heating a 90m² (970 sq ft) apartment.
There are special tariffs available, so it’s definitely worth comparing different providers.

Off the top of my head, installing photovoltaic panels on the roof to generate your own electricity for personal use could be an option.
Otherwise, energy consultants can help—they will know what is technically feasible (switching to a heat pump?).

Please keep us updated!

A photovoltaic system is almost always worthwhile. Unfortunately, the heating system consumes the most electricity when the solar yield is particularly low.
@Nida35a sums everything up perfectly in their first reply.

Thanks for the feedback!!!

The house was built in 1986, and we are complete beginners who need to hire professionals for all the work. Originally, we thought about installing an air source heat pump and a new underfloor heating system to get rid of the boilers in the bathrooms. However, based on cost estimates from acquaintances, we were told this would easily cost around 150,000 including bathroom renovations. Because of this renovation amount plus the high purchase price, no bank will approve us for a loan, so we are currently considering buying the house and moving in as is this week. A colleague at work mentioned infrared panels today, which are apparently cheaper than electric underfloor heating. Do you have any experience with these? Best regards

With a construction year of 1986 and high-quality building standards, the house is not a thermal disaster.
You could read the heating energy consumption directly from the electricity meter and consult an energy advisor about alternative heating options.
I would even consider the Scandinavian approach, using split air conditioning/heating units in every room.
Our house, equipped with underfloor heating and an air source heat pump, can be heated at a low cost. After returning from vacation to a 16°C (61°F) house, our air conditioning for heating was much faster and more effective.
