Dear forum,

we are starting a new project with a semi-detached house and have already purchased a suitable small plot of land for it.
We have gone into more detail with the architect during the preliminary building inquiry for the design options and would appreciate any feedback on the two planned variants.

Client requirements

Style, roof type, building type – Modern, flat roof, semi-detached house
Basement, floors – Basement / ground floor / first floor / penthouse level
Number of occupants – currently 2
Open or closed architecture – open
Conservative or modern design – modern
Open kitchen, kitchen island – an open-plan kitchen with a freestanding island + L-shape
Number of dining seats – 6
Fireplace – yes (possibly gas fireplace)
Music/stereo wall – yes, at least 2 meters (6.5 feet) wide
Balcony, roof terrace – penthouse level with roof terrace
Garage, carport – carport
Utility garden, greenhouse – garden as shown in the floor plan

What is the most important/fundamental floor plan question in 130 characters?

The semi-detached house will be built on a relatively small plot (540 square meters (6,000 square feet)). Therefore, the possibilities are quite limited.
A large living, dining, and kitchen area with the freestanding island mentioned above was important to us, but still divided into different “zones”. Also, privacy from the neighboring house.
So far, we are very satisfied with the designs.

However, I would like to position the kitchen island crosswise. This would mean losing some space on the left and right. In addition, a back kitchen unit under the window facing the street. This would naturally no longer be floor-to-ceiling but adjacent to the kitchen unit.

Furthermore, we do not yet have a free wall for TV, etc. Appliances in front of the window are not preferred.

The following furniture should fit here:

An L-shaped kitchen with a freestanding kitchen island (At the moment we have an island with the following dimensions:
Back kitchen unit 3 meters (10 feet) wide / peninsula 2.10m x 1.17m (6.9 feet x 3.85 feet)
A dining table 2m x 1m (6.5 feet x 3.3 feet)
An L-shaped sofa 3m x 1.90m (10 feet x 6.2 feet) on the longest side
A lowboard for TV / sound system approx. 2 meters (6.5 feet) wide

I welcome any suggestions for improvement and am already excited...

  • Even if it seems unimaginable to many prospective homeowners—why push your financial limit when building your house if you don’t have to and can achieve the desired living situation otherwise?

My thoughts on this:
- If funds are available, consider other investment options.
- If funds are not available, why take the risk? Then it might be better to find a neighbor who takes over their half.
- Building a single-family house instead of a duplex doesn’t mean the entire budget has to be spent solely on the single-family home. It allows for more flexibility in design and at least some garden and open space.
- What does all this have to do with consumption?

I see no advantages, only risks that fully rest on the homeowner.
Will the desired sale price be achieved?
How long will it take to sell?
What kind of neighbor am I bringing in? Here it is so tight that in terms of distance and privacy it leans more towards an apartment building.

I like the concept of mirrored identical units, but I would allow the first occupants of the second half (whether buyers or tenants) to customize the non-load-bearing walls.

Oh no, I don’t see a disadvantage either. However, in my mind’s eye, on one side of the house I imagine poppers (Kim Wilde and David Bowie) and on the other side Teds (Tracey Ullman and Götz Alsmann), all styled with the Stustustudioline from L’Oréal, and the gentlemen wearing leather ties. In the carport stands a Ford Scorpio 🙂

Why waste time looking for a neighbor when you’re already in a position to act?

Why bother with that design flexibility if it’s not needed?

It was just a remark that money can be used to make a difference beyond oneself. That can be very fulfilling.

Limitations in planning.

Of course, selling the constructed half of the house carries potential risks regarding price and timing—but it also represents an opportunity. Risks can be managed well; avoiding them is only one of several strategies.
There are good options when choosing a neighbor. If you don’t like someone, it doesn’t matter what they offer—they won’t get the half-house. It’s quite straightforward. The potential influence is actually greater than usual.
The need for privacy varies. If the shared wall doesn’t bother you, it isn’t a disadvantage.
There is no limitation in planning if you like the left half as it is.
Just because I built a house on three plots, probably taking the route you favor, doesn’t mean there aren’t really good reasons for a different approach. Everyone is different.

You seem to be assuming, in my opinion incorrectly, that the sale has to happen only after completion.

No, I consider that an entry opportunity when prioritizing the start of construction. A buyer can also be found in parallel. However, that does not have to be the primary goal.

No matter how suitable the neighbor may seem, the habit of loudly celebrating every car race with friends or the tendency to hoard cannot be seen.

Having a wall where windows can be installed, fewer parking spaces that can be arranged differently, or being able to shift the building within the building boundary can offer advantages.

So, for me, what benefits does a builder have who acts as the general contractor for the second half?
