Hello everyone,
Our plot is located between a street at the front and a private driveway at the rear. The private driveway cannot be used for access or the driveway entrance. Access can only be made from the street.
Now the question is at what height we should position the house. Should we align it with the street level or with the private driveway?
If we align with the private driveway, we would need to add 80-100cm (31-39 inches) of fill, and the entrance to the house would likely require several steps. Also, the driveway to the parking area would probably be quite steep.
If we align with the street, the rear part of the plot would remain slightly below the level of the private driveway.
The street slopes upwards to the west. The neighbor to the west has adapted his house to the houses in the second row and his house is positioned quite high. His driveway is also very steep.
The neighbor to the north has leveled his plot completely and placed his house level with the street.
Our plot is in the middle. What would be the most sensible approach?
I have attached the elevation plan, hopefully it is clear.
Edit: The building project would be a single-family house without a basement!

Another update: our shell is up and the roof is closed.
Our building inspector came by and found nothing to criticize. That was definitely great news!
Currently, the facing bricks have arrived, but the workers for that are still busy. Nothing has happened for the past three weeks, but it should be finished by the end of November.
At the beginning of December, the roofing will be done, and in mid-December the windows will be installed. The electrician will also start work at the end of December.
This weekend, we are finally going to choose the tiles. That was the only selection appointment we couldn’t attend earlier.
Oh, and the planned handover date is April 25, 2022. 😎

Thanks for the feedback. A picture is worth a thousand words. Did the ground leveling work out for the plot?Currently, the scaffolding is being installed, and the entire plot is filled with equipment. But once it’s ready, I’ll upload some pictures 🙂
The house is located 3.5 m (11.5 feet) away from the property boundary, and that has remained unchanged.

The cladding materials are currently on site, but the workers for it are still occupied. Is my general contractor reading this here..? The work with the cladding has continued since this morning.. 😎
Here is another update:
The house is now fully clad with facing bricks. However, the workers used standard perforated bricks around the window areas instead of the edge bricks. This is noticeable when looking at the windows from the outside (see photo).
Today, the team is back to fix this issue at all the windows. Normally, the jointing work should have started last week, but it is now planned to begin during this week.
Last week, we had the site meeting for the electrical work. Everything was already marked out on the shell construction, so we were able to check carefully if we had considered everything. Apart from two minor details, everything will proceed as planned.
The roof tiles will be delivered tomorrow, and the roofer will start work immediately. The windows are expected to arrive next week, as according to our construction manager, the house is due to be fully closed in before Christmas 😎
This Wednesday, we have the rough-in plumbing meeting. I have now provided all the dimensions and installation plans to ensure thorough planning.
For the general contractor’s plumbing work, we decided against using the washbasin units there and instead placed an order with our kitchen fitter. The selection process was much more pleasant, both regarding colors and sizes. Ultimately, this option was also significantly more cost-effective than the quotes we received from the plumbing contractor.
Much of the construction is running very well; some things could be better. For example, communication and information sometimes leave something to be desired. Now there are parking restrictions at the site again, which we were not informed about beforehand, but of course, in the end, we will have to cover the costs 🙄
But no matter what, so far, after a brief consultation, everything is being handled and corrected very well.
