Greetings,
we have received our soil survey report and are now trying to estimate a rough position for the earthworks to include in the financing.
Attached is the result of the survey.
We want to build with EcoSystem Haus. The consultant mentioned that we should plan for about 5000€ more. A 30cm (12 inches) soil replacement is already included in the building specification in the survey report.
What do you think about the 5000€—is that realistic?

How thick are the topsoil and the fill material, and what are their depths? If they are not extremely thick, it actually sounds quite good.
The 70cm (28 inches) soil replacement for the access road seems oversized to me and should be coordinated with your landscape contractor. I found the borehole logs. Can you make use of them?

According to the report, there is also a mixture of topsoil and bricks up to 80 cm (31.5 inches) deep. This seems rather unusual to me...
This material cannot be reused as-is. Neither for construction purposes (because of the topsoil) nor for the garden (construction debris).
With this amount and type of material, the 5,000 euros will not be sufficient. The landfill operator will require the analysis mentioned by the expert report.
To ease your mind:
Commission another expert for the analysis plus soil profile sampling (up to 1 m (39 inches) should be enough). I am not sure to what extent the first expert is connected to the construction company, hence the skepticism...

Hire another expert for the analysis plus soil layering profiles (up to 1 m (3.3 feet) should be sufficient). I don’t know to what extent the first expert is connected to the construction company, hence the skepticism... Attached is a photo of the property’s soil and the neighbor’s excavated soil.
Well, I had the soil report commissioned in advance by the general contractor. They probably used someone they regularly work with. I understand the house building contract is now signed and the house will be built on the property anyway.
To be safe, since I didn’t know how much still needs to be hauled away etc., I planned a total budget of €10,000 for this from the start.
