Has anyone here already looked into the coalition agreement presented today and its implications for (us) homebuilders?
A positive point for new homeowners could be that there will be an exemption for property transfer tax if the property will be owner-occupied. The rent control measures are planned to be extended. There is a goal to build 400,000 new homes, of which 100,000 will be publicly subsidized.
As the operator of a gas condensing boiler, I would have been very interested to know whether Nord Stream 2 will become operational or not, but I haven’t read anything about that. Natural gas-generated electricity is supposed to be phased out by 2040, whatever “phased out” actually means. In the mid-2030s, natural gas heating systems are expected to be discontinued.

Besides, V2H currently runs on DC in places like Asia, meaning CCS or Chademo. That doesn’t really match the 11 kW (13.4 hp) BAFA chargers that are being massively installed right now. I’m curious about the solution. Will the current chargers be updated, or will new wallboxes be needed? I just hope it happens within the validity period of my BAFA funding approval 🙂

b) The 440 subsidy for private individuals (whose funding pool is currently empty) also covered 22 kW charging stations. These just had to be throttled initially. What you do with them after 12 months does not matter. After that, you can officially upgrade back to 22 kW or remove the throttle.

We are preparing the installation during the new build (high-voltage wiring is being installed, etc.) but are waiting for the subsidy.

Good charging stations can already adapt to the house’s consumption combined with photovoltaic systems and only use surplus energy, for example. This will surely work the other way around as well, and it’s inevitable that the whole system will become more and more interconnected. If you want to use electricity from the car overnight, you simply don’t fully empty the battery before parking, or you accept having no battery power at night. The main idea is to add value to home energy storage, which is not currently cost-effective. Namely, that you can still drive to work using your energy storage.
