We are looking for a reliable home builder who can meet the following building authority requirements for a rear access plot: maximum house footprint of 82 sqm (883 sq ft), one full story plus a converted attic with a maximum roof pitch of 45 degrees. KfW 55 standard would be great. We are flexible regarding timber or solid construction. Brale Haus offers something like this as well. Does anyone have experience with this company? Any advice is welcome.

Then you could also go for both: solid timber.

Yes, KfW 55 is almost becoming standard. You can check Brale here: https://www.hausbau-forum.de/threads/kennt-jemand-die-firma-brale.3789/ or https://www.hausbau-forum.de/threads/schaetzung-ausbaukosten-bei-gu-bauprojekt-bei-berlin.37852/ – why are beginners always so lazy to search?

Actually, every house company has homes that meet the requirements.
And if the roof is too high or the footprint is one meter (3 feet) too large, it can be modified.

Those numbers already sound quite high.

No, basically I would not reduce a functional house model, especially not in this category. I would rather extend a smaller model.

Why? Just to clarify (since words are missing anyway): I’m not new to this subject 😉

He was referring to the building footprint, not the living area. 82m2 (883 sq ft) plus attic space fits well with that.
