We plan to build in about 1.5 to 2 years. However, we want to start looking around and gathering information now from the potential prefabricated house providers about what is possible and what costs we can expect (we understand that today’s prices won’t be the same as tomorrow’s ;-))

sonnenallee8 Nov 2021 13:22We have registered interest with the municipality for a plot of land that is yet to be developed. So, the plot is not yet in our possession. We already have a partial development plan.
Therefore, I would first like to understand some basic aspects and get a rough estimate, so that we can filter early on who would be a suitable candidate.
The question is whether it might be too early since we do not yet own the land. On the other hand, you already know what is generally possible.

When it comes to what’s possible, the differences lie more in the plots and zoning plans than among the builders themselves (including all construction methods).

When did you roughly start approaching the different providers? Do you want a custom-built house or to use the standard offerings from the prefab house providers? If you want a custom design, I would first go to an architect to create a floor plan and then take that floor plan to the construction companies.

sonnenallee8 Nov 2021 14:49The development plan basically outlines how you are allowed to build, which regulations must be followed, and so on. If you don’t yet have the exact measurements of the plot, it’s obviously difficult.
We already ordered some catalogs. I really like a house design from Wolf. We even visited a similar model home. It is just too big for us. That’s why I asked the Wolf consultant if it’s possible to have a smaller version of the house. He replied that it is possible and suggested we come in for a meeting.
I’m wondering whether it makes sense to do this now or wait until we have the land.
