ᐅ Current situation regarding installation times / delivery times?

Hello everyone,

what are your current experiences with delivery times / installation periods for timber frame houses?

We had a conversation yesterday with a prefabricated house company that can only start installation in Q4 2023. That’s 2 years! At least they offer a generous fixed price guarantee for 24 months...
That means I would sign the construction contract now and could already take out the loan. Typically, the interest-free loan availability period is 12 months, which means I would have to pay rent plus interest for about a year and still hope the house is delivered within the 24-month fixed price guarantee, otherwise it will become even more expensive...
Is that normal? The seller said this is usual given the current building material situation, and that you should be suspicious of any manufacturer promising shorter delivery times. I know that’s obviously a marketing argument, but it did make me a bit uneasy...

That’s why I wanted to ask what installation or delivery times you have been told?

We have already been in contact with other prefab house manufacturers who guaranteed delivery within 8 months after obtaining the building permit / planning permission. Well, it would be unfortunate for us if the architect from the prefabricated house company then needs 12 months just to prepare the required permit plans...

No, it was not yet in effect, and the permit was granted at the end of September 2021.

I really don’t want to argue about our specific case here.
I just wanted to say that you should plan for some buffer time because you can’t always rely on theoretical deadlines.

That’s the crucial point. Thanks to the approval by operation of law since the beginning/mid of this year, these completely absurd stories from the building authority here in Bavaria are, fortunately, history for (almost) all single-family homes, and deadline extensions like in your example (poor you) no longer occur. By the way, this is not “(crystal ball) knowledge,” @ypg 😉 The building authority in our district also has quite a petty, exhausting, and slow reputation. We were very relieved when we heard from the managing director.

We are currently planning as well and have Streif Haus Haus on our shortlist.
However, I’m a bit skeptical about the promised delivery time (12 months from contract signing), especially since nearly all other providers schedule significantly longer lead times.
Could you perhaps share some experiences regarding Streif Haus Haus?
We plan to build in the Rhein-Neckar district and after three meetings with the Streif Haus Haus sales representative, we are genuinely impressed.

Unfortunately not yet, as our plot of land is not yet developed. What currently seems to cause longer waiting times at Streif Haus are the selections of fixtures and finishes. It can take several months (after the building permit / planning permission) to get an appointment for these selections. As a result, production and other processes are naturally delayed.

But 12 months from contract signing can be realistic, provided the land is already prepared. Planning with an architect, then the building permit application (which varies greatly depending on the region), then selections of fixtures and finishes, approval, followed by production at the factory (3–4 months) and the assembly of the house (4–5 months).
