Hello everyone,

what are your current experiences with delivery times / installation periods for timber frame houses?

We had a conversation yesterday with a prefabricated house company that can only start installation in Q4 2023. That’s 2 years! At least they offer a generous fixed price guarantee for 24 months...
That means I would sign the construction contract now and could already take out the loan. Typically, the interest-free loan availability period is 12 months, which means I would have to pay rent plus interest for about a year and still hope the house is delivered within the 24-month fixed price guarantee, otherwise it will become even more expensive...
Is that normal? The seller said this is usual given the current building material situation, and that you should be suspicious of any manufacturer promising shorter delivery times. I know that’s obviously a marketing argument, but it did make me a bit uneasy...

That’s why I wanted to ask what installation or delivery times you have been told?

We have already been in contact with other prefab house manufacturers who guaranteed delivery within 8 months after obtaining the building permit / planning permission. Well, it would be unfortunate for us if the architect from the prefabricated house company then needs 12 months just to prepare the required permit plans...

Well, this is also a small town or municipality with 15,000 inhabitants (including the surrounding villages).

You know the caseworker personally and still deliver the plans in person to the office, directly to the caseworker’s desk.

We waited 1 week for the building permit, also in Bavaria... 🙂
however, everything is according to the development plan...

That is dangerous misinformation!
The change regarding building permits here in Bavaria is known as the permit fiction (Genehmigungsfiktion) and, as far as I know, works as follows:
1. Submission of the building application
2. The building authority checks the documents for completeness.
3.1. If the documents are complete, a three-month deadline begins. Once this period has expired, the building project is automatically approved.
3.2. If the documents are incomplete, the building authority requests the missing documents. This period suspends the deadline. The countdown only starts once the application is fully complete.
4. After completeness and verifiability are confirmed, the three-month deadline begins, and the building project is then automatically approved.

A brief personal example from practice:
Our building application was submitted to the building authority at the end of August. The authority requested us to provide additional information on six incomplete or unclear points. We responded through the architect. The authority considered five points resolved, but still deemed the sixth incorrect. I then asked the architect to call them directly. It turned out the authority itself (oh no!) had made a mistake. I was told our application was complete and that the "fiction date" counted from the first request for clarification (sometime at the end of September). Therefore, our application would be automatically approved on xx.12.2021. An official notice will then be issued.

The horror stories of "follow-up questions coming six months after the application to restart the deadline" are just hoaxes since 2021.

… whereas your statement already contains quite a bit of (crystal ball) knowledge. It may well be true, and it may turn out as you say, but I just wanted to point that out 😉

@majuhenema I’m glad if you had a different experience. Unfortunately, in our case, after the first 6 months, reasonable requests were made, which the architect promptly addressed.

After the second 6 months and following repeated inquiries from us, an obviously far-fetched and unnecessary addition to the plans was demanded, which also required obtaining the neighbors’ signatures again, even though the building had not changed by 1 millimeter (0.04 inches). Only the marked setback areas were now shown in a different color. No joke.

Let’s hope the process with building permit approval by default (planning permission by default) works differently in the future. Here, I’ve only shared the skepticism of an architect who has never before experienced a request like the one we received.

Which date are we talking about for your building application? 2021? Was the assumption of approval already in effect at that time?
