Hello everyone,
We would appreciate your suggestions and ideas on our first floor plan draft.
Please excuse the unprofessional sketches, but we are still at the beginning and have our first meeting with a potential construction company next week.
Zoning plan / restrictions
Plot size: 550 m² (5,920 sq ft)
Slope: no
Site coverage ratio (building coverage ratio): 0.3
Floor area ratio: 0.6
Building boundaries, building line, and setbacks: 3 m (10 ft)
Edge development
Number of parking spaces: 2
Number of floors: 2
Roof type: gable roof
Style: modern
Orientation as shown in pictures (almost perfect north-south orientation)
Maximum heights / limits
Ridge height: 10 m (33 ft)
Eaves height at least 1.5 m (5 ft) lower than ridge height

Style, roof type, building type: gable roof house with a high knee wall 2.20 m (7 ft 3 in)

I would say the furniture layout is quite optimistic. With a width of 3.4 m (11 feet), you will always have to squeeze around the dining table when someone is sitting there. It won’t feel very spacious. The office is also very small — fitting both a desk and a couch in there will be very tight. We have 3.2 m (10.5 feet) in width, and both just fit opposite each other. Even then it still feels cramped.

This way, you’d have an unwanted makeup/work area in the bedroom, no desired storage room, and the necessary comment about the staircase has already been made 😉

However, the staircase issue is a bit tricky given the house design 😕At the same time, we took the advice and looked at Maxime and Edition (I actually hadn’t considered that provider before), and the floor plan of Maxime 700II would suit our requirements.

If you’re not set on a straight staircase, it’s better to try a different staircase design.
For houses around 200sqm (2,150 sq ft) or less, a straight staircase is always a bit tight. That doesn’t mean it’s impossible, but it severely limits your options and requires compromises.
You have to consider whether a straight staircase is really worth it for you.
