Hello everyone,
what are your current experiences with delivery times / installation periods for timber frame houses?
We had a conversation yesterday with a prefabricated house company that can only start installation in Q4 2023. That’s 2 years! At least they offer a generous fixed price guarantee for 24 months...
That means I would sign the construction contract now and could already take out the loan. Typically, the interest-free loan availability period is 12 months, which means I would have to pay rent plus interest for about a year and still hope the house is delivered within the 24-month fixed price guarantee, otherwise it will become even more expensive...
Is that normal? The seller said this is usual given the current building material situation, and that you should be suspicious of any manufacturer promising shorter delivery times. I know that’s obviously a marketing argument, but it did make me a bit uneasy...

Essentially, the plot must be prepared in such a way that Streif Haus Haus can pour the foundation slab and build the house on it (and of course is allowed to do so – building permit/planning permission). Naturally, the plot must also be developed, as the connections run below or within the foundation slab.
... and that’s why you need to read carefully ... if the access route isn’t suitable, you will likely be responsible as the builder/client. So always make sure to find out exactly what the delivery requirements from the client’s side are in the specific case (plot and house).

The next sentence says that the handover of a turnkey house (which means ready to move in including floors, etc., according to Streif) will take place within four months after construction begins. I don’t see how Streif could delay this any further. Their website also mentions sufficient material supply (especially wood) to avoid delays. I just checked again and you’re right! My mistake. That was Fingerhaus, not Streif. Streif told us six months.

The building permit / planning permission usually takes about 6-8 weeks here. Even in Bavaria :-)

We waited 10 months (Brandenburg). It moved faster only because I followed up several times. Otherwise, things would have stalled because the caseworker was sick for a long time or documents were filed incorrectly...
Currently, the trees are being cut down, and earthworks will start from 15.11. The handover of the house (solid/concrete construction) is planned for early June 2022.
