Dear forum members,
We have purchased a trapezoidal plot of land (874 sqm (9400 sq ft)) and are now faced with the task of efficiently placing a house (approx. 10 x 12 m (33 x 39 ft)) and a double garage on the property.
The north side borders a state road (top). The driveway to the property is from the south side (bottom).
We are still quite unsure and would appreciate your ideas and advice.
Thank you very much in advance for your effort!
Best regards
Andrea

Oops, my phone scrolled past the blue picture 😉
Okay, I would probably position the house a bit further to the north.
Reason:
Garden on the south side and a quieter garden area in front of the house.
Windows facing north for utility rooms or, in the attic, for the bathroom and the parents' bedroom, which would then have sound insulation.
All main living areas oriented towards the south and west. The terrace on the south (west) side. Garage and driveway on the east side.

I would see it the same way... also, I think I have seen some sound maps suggesting that on this plot, the quieter building site might be towards the north, because sound waves tend to rise first before they fall back down. However, this memory is rather vague, and I would need to check it again.
@FoxyBrown... wouldn’t it be easiest if you copied the legend of the zoning plan and the section that shows what applies to your property?

Also, I think I’ve seen acoustic diagrams suggesting that, for this plot, the quieter spot for the house might actually be on the north side,But if what you’re saying is true, then the decision I would make—or as I presented it—would be completely wrong 🤨F

@FoxyBrown … wouldn’t it be easiest if you copied the legend of the development plan along with the section showing what applies to your property? That aspect about the sound waves is interesting, thanks! We will need to look into that more closely. 🙂
Attached is the development plan:
We tried to position the double garage on the east side, but then the house would be too close to the property boundary on the left.
Thanks for your ideas!

But if it’s really like you say, then the way I would do it or have shown would be completely wrong ypg schrieb:
Ok.., I would probably place the house a bit further to the north. No, I agree with you and just wanted to emphasize that. I would divide the rooms much like you, with the master bedroom facing north... and not worrying about too much noise. And noise doesn’t just drop off right in front of the house anyway 😉

What exactly do you mean by that, please?Well, it’s not the same at ear level of a person standing on the property as it is in the attic.https://www.instagram.com/11antgmxde/
